Even I feel that mobile apps are the right way to search for many commercial properties. The apps at present days are designed in such a way that it becomes easy to switch from one screen to another or perform multi-tasking. I highly feel that rather than websites mobile apps are quite easy!

The principal non-subscription commercial property site is LoopNet and they have an app. This site is owned by CoStar, which is the principal subscription commercial property site. In my experience, listings found on CoStar are usually found on LoopNet. But that is for generally larger commercial properties that would not be handled by local residential/commercial brokers. Those residential/commercial brokers list in the general MLS in MA, and there is a special commercial MLS in NH. And some of these brokers post listings to LoopNet and the listing is usually not picked up by CoStar.

Having said that, much of the commercial market is put up on the LoopNet and CoStar sites after the sale or lease has closed. Much of that listing inventory is posted only on the listing broker's site. Sometimes, it isn't even listed there. And a good portion of the commercial market (maybe 20% from what I can tell) is not handled by brokers.

So, from my perspective, broker relationships is a far more important tool than an app, depending on the type of commercial you are talking about.
