A FB fan page is a great way to directly interact with potential clients, you can keep them updated on your firm's activities whereas a group page can help you get really targeted audience because people would have to actually make an effort to join your group.

You should actually do both. You'll need a page so you can gather reviews and you'll want to create a group because engaged groups will show up more in the news feeds due to recent algorithm changes. (P.S. If you're not driving your clients to leave you reviews, you're loosing out on some of the best free marketing you can generate.)

I would suggest creating a group of you and your partners (a few LOs, Builders, Insurance Agents, Inspectors, etc.) to kind of act as a group of experts that your sphere can utilize.

You look awesome because you assembled this dream team to help out your buyers and sellers and your partners will love you because you're helping market them as well.

It's all about providing value.

Most people have said it - a Page is what you are looking for, though there are advantages to creating and joining groups.

I personally prefer using facebook page for a defined audience and brand outreach. Facebook groups are more fit for interacting with a more closed inner circle- say your real estate agents gang where you exchange ideas and information on new properties.

Look, the real estate industry is more or less transactional, so acquiring the right customer for the right offering is only possible through Facebook pages, not groups.

My $0.02 on it.
