I put my home on sale in Ohio in July this year with a nationally recognized online broker ( no names). Listing price was Modest (below my original buying price for what was then a new model home).Very few visits from buyers. No offers, and a strangely detached , rather passive realtor, I thought. I dropped the price by 20k, and then another 10K without being prompted to. No luck . Let the Listing agreement expire.
Feedback 1. Kitchen counters needed renovation . 18 years old. New materials now etc. etc. 2. Did not like the finished basement.

I am now actively pursuing relisting the home after a 2 month break. Got a lot of calls from local realtors in the days and weeks after delisting. All eager to list on my behalf. Curb appeal improved with exterior painting, landscaping, Interior painting
Staged , depersonalized , decluttered( i think-)wife and I lived there for 17 years. no kids)

question-- In addition to taking an even bigger hit on home price ( currently at 30k below what I paid), and putting up a sign " make an offer', are there anyp specific suggestions
Should I . move all the furniture out and give it a " cleaner" look . Furniture will need to be moved to Atlanta GA where I am presently and put into storage ( cant buy a home without selling first ).
Also, should I offer discount for renovations or just drop the price.?

What you paid for it is irrelevant. Interview a number of agents and have them do a cma. These cma's will show you what similar homes sold for and house currenty for sale are asking. This is how you figure out your price.

This will also show if homes that are selling have been renovated or not. Renovations rarely pay for themselves with paint being the exception.

if the house is crowded, remove some of the furniture. An empty used house looks dirtier than it does with furniture in it, but too much stuff makes it seem smaller than it is.
