What is the best way to get good at creating accurate CMAs?

When doing adjustments it can be a challenge, because different areas have different priorities.

If you mean just pricing out properties - comes with experience of knowing an area. The more deals you do and the more you study the market the better you'll be at making adjustments on the fly.

It is really tough. Sometimes I'm looking at properties that I do a CMA on and they are off by over 20%. It is pretty bad. I feel like I have no direction when it comes to doing this. I'm always having to get validation from others in order to figure stuff out.

The only advice I get is to preview properties and I'll get better, but I'm not. I grab houses from a .25 mile radius, in the same school district that were sold in the last 6 months. I do adjustments for beds, baths, and square footage. The computer will spit back numbers based on what comps I've pulled. The adjustments are never close and the price is never consistent on which comps I pull.

you'll get better as time goes on. Comping especially in a down market is more an art then a science, especially if there's not many sales to work off of.
