And because you're saying that, we should really meet for fifteen minutes so I can show you what sellers in your situation are doing to get their houses sold quickly and for top dollar. If we were going to get together for fifteen minutes, which are usually better- afternoons, evenings, or the weekend?

Ya I ask new expireds if the property sold and old ones if they're still thinking of selling. Right to the point, no bs - if there's any interest then ask them all the basic questions. I would say 90% of my appointments are super easy over the phone - just gotta actually dial to get the opportunities. Don't sell over the phone - all you have to do is say I'd love to stop by a take a quick look at the property.

No problem. "Afternoons, evenings, or the weekend" is my favorite multi-choice closing question to ask for the appointment- it feels a lot more natural than saying "TOMORROW AT FIVE, OR WOULD THURSDAY AT SIX BE BETTER?" That sounds sounds like a bad script imo

I also find phrasing it sort of as hypothetical ("if we were going to get together for something like that") is very helpful- anecdotal and non-scientific observation on my end, but it might psychologically get them to attach less of a real outcome to it phrasing it that way than the real (and perceived negative) outcome of a salesman setting an appointment. It also might just be that I get better results with it because it feels a lot more conversational to me.

The second specific technique that's helped me set a lot more appointments (and successfully close them on the second or third attempt on one call) is to describe the appointment less formally than "setting an appointment", especially if they rebuke me on the first attempt or say they need to talk to their spouse. I say "Why don't we pencil it in for Thursday, you can talk to your husband because obviously we all want to be on the same page, and we can confirm before the appointment or adjust anything as necessary! Now, so I can pencil it in to my calendar, when is your husband usually off work on Thursday? 6 PM? Great!"

That script sounded like it would never work when I read it on paper until I saw someone do it on youtube. A lot of times that makes me realize if you're really being friendly and smiling the scripts work super well- it's a great way to set appointments with leads I would have completely missed six months ago.

Yup. If I could have one unlimited lead source it would be expired listings to dial... got damn love it.

If I couldn't get them sent to my computer in the morning I'd wait until midnight the night before and pull as many records as possible through telelisting/cole/mojo neighborhood search, get setup to blast through those at 745 AM. I hardly get any expireds the last few months and am still paying $329 a month for this shite frown

Same here, I cancelled expired data once I got less than 10/mo. My data list has everyone in it anyway. I just search each expired in my big list if itís an area I wanna work, usually itís not.

Has it shifted to a Buyers market? That's how it is where I live - I think to sell in my market the house needs to be priced at value or below as the market continues to decline. It gives me plenty of expired opportunities but makes selling the expired properties a challenge. I would think in a market that favors Sellers (low DOM, low inventory) you couldn't prospect expireds - maybe if my market shifts heavily one day I'll have to focus solely on neighborhood calling.

i worked expireds in the boom...in the crash...in the level...in the upswing...in the current market.....they always work.

there are to many reasons why it works.

...sometimes hte agent did everything right and hte buyers financing fell though....seller blames agent, fires them...wants new agent.

..sometimes, seller wants more money than is worth...later comes to realization, but does not want to tell agent ...fires agent....hires new agent

so many reasons.

i cold called this old guy 2 months ago, and he called me back today.

He runs some kind of private RE fund with multiple apartment complex holdings and crap, probably like Cardone Capital.

Now, I've never dealt with kind of client before, but I can't see how it differs from any other real estate transaction, except the seller here is a corporation.

Anyone here dealt with this stuff before?
