Here's a comment on the article:

I call 100 a day and knock 100 a day and, in a nutshell, I COMPLY. I know many ignore the rules...itís crazy. Learn to comply and you can go out with no fear of this stuff happening. I got to add that even though I comply, I think itís total BS that the Do Not Call list doesn't have a time limit for how long the number remains on the DNC list. I would guess that over 50% of those numbers are no longer owned by the original registrant [good point] and yet it continues to kill my calling list by 75%. Doorknock...itís the final frontier. I am guessing you gasp cause you got the wrong scripts and mindset. Itís easy...find me. ~James Festini

James Festini appears to be a Fearless Agent coachee. Fearless Agent has a multi-level marketing feel to it.

To answer your question, one of the requirements we use to avoid problems with appraisals is by having 40%+ downpayment buyers only

Did I always do that? no

But I also wouldn't take someone that has a low downpayment or barely has 20% unless I'm absolutely sure it would appraise.

Keep in mind, just because someone is in the FA program, doesn't mean they're actually following it or have mastered it.

I'll say. Not trying to embarrass him but, per the MLS, James Festini has closed five sides so far in 2019, none of which were all cash and all but one sold below list price. Why is he on YouTube telling other agents how to succeed?!

Idk why you assumed Jamesís festini is a FA, heís not. My last post was not in reference to him at all.

Also, Iím getting the sense that at this point these are no longer questions of curiosity, but more of trying to catch anything to see if you can prove yourself right, which is fine I guess, but itís a waste of time.

Most agents donít think itís possible, then again most agents donít get 20 offers on a listing in one week either. Typically thereís several cash offers or 40% down when we have that many, we bid them against each other and make the Seller more money than any other agent could dream. This is reality for those who commit to the process. But I agree itís fantasyland for 95% of the rest of the agents. Also James isnít a part of FA at all. I believe James coaches because he consistently earns over $100,000/yr and that is almost triple what the average agent in America makes, so I guess heís qualified to coach people how he does it.

In my area you have to get a license from the police department to be able to door knock. I used to do it. A lot of people won't answer the door even when they are obviously home. And now people are getting those doorbells where they don't even have to answer the door to be able to speak with you. One time when I was doorknocking someone called the police on me and as I was driving away after I was finished, I got pulled over. The woman who called the police said I was walking around with a man and that he had a backpack and that we were acting suspiciously. I was alone and there was no man and no backpack. The cop let me go but I said to myself, never again. I'm not risking getting arrested just to get listings. Some people make it sound like you can't get in trouble door knocking vs. calling but you definitely can. People are just putting up more and more roadblocks to being able to be contacted. We just have to figure out which method we feel comfortable using to break through the roadblocks.
