I listed a luxury rural home on 20 acres but having trouble selling because one of the owners family members purchased a 10 acre lot next door and built there home even with my listing home which makes family owners home look closer than it is. Obviously a fence can be added but wanted to see if other agents on this forum may have some creative ideas to sell without sellers having to spend money on a fence.

Is that what the buyers feedback is... the feel the houses are too close together?

Money is the only cure. Planting some mature hedge type trees will look much better than a fence with a luxury property and it is way cheaper than price reductions.

Or maybe the sellers can offer an allowance for XXX amount of dollars for new owners to put up a fence of their choice.

Hi Michael -- Welcome to the site!

You aren't the only agent in your market to have had this problem, I am quite sure. How you offer the money to the market for the fix needs to be tailored to your market. Do luxury buyers where you are generally want price reductions, fences, or mature plantings? I would find the local agents selling comparable properties and call them for their guidance.

I'm also sure you thought of this, but fences and planting may require approval if the house is in a subdivision. Municipal ordinances may also require approval. It is always worth checking in any case.
