I took an investment analysis class a few years ago for getting a commercial real estate license (after taking that I then decided I DIDN'T want to get into commercial); but, the analysis is detailed if you want to dive deeper into the actual costs of real estate investing - it's pluses and minuses. A real estate agent with a commercial license probably could do one for you (for a fee, of course). Sticking to simple basics, though, as a friend said to me who also posts on AOL, you're best to have 4 or 5 profitable rental properties so that when you end up with a nasty tenant (and then find yourself out several months rent), the other properties' profits can at least carry you over. This is all my humble opinion.

According to me, if somebody who’s getting into real estate investing then one should specialise in that one area.

Have anyone heard of this scam?

A Investor buy a property and the bank finance it and when the monthly payment come due the investor send the bank a fake/fraudulent Promissory Note which the investor say will pay his/her mortgage in full within 14 days after they send the fake/fraudulent Promissory Note to the bank.

There aren't too many banks left that would fall prey to something as dorky as that . . . . but a private investor might, if it sounds lucrative enough.

Remember, Banks and other legitimate lending institutions aren't interested in the speedy pay-off of the loans that they make . . . . they're in the business of loaning money for the long haul; the longer, the better.

It costs way too much and takes far too much time to carefully create a "Good Loan"; so you don't want it to end as fast as a one-night-stand.

That's why PrePayment Penalty Clauses are still legal many mortgage contracts . . . . to discourage re-financing or paying down a large portion, or paying off a mortgage in-full early by stating that a penalty will then be assessed . . . . sometimes in the thousands of dollars.

Educate yourself
Hone in on the product
Make a good name for yourself
Don't forget about location, location, location

You need to learn absolutely everything you can about the investment vehicle you choose. You have to become an expert — no ifs, and or buts about it and create a powerful presentation that will speak about you as a real estate investor.
