Hi I am selling a home and it is listed as 3 bedroom. The house is small. I did convert one of those rooms into a dinning room, which is near the kitchen. The room still does have a door and a closet with my china clutch in it and I replaced the window with sliding doors that goes into the backyard. I recently put in a sofa and it looks like a den. Problem is when some viewers view the house with their agents they claim its not a 3rd bedroom, but it is....and my agent approved
it and its listed on MLS that way. She is a top selling agent in the area . What do you think of this. Your feedback would be appreciated.

We run into this a lot. It is a bedroom. It may not be the most practical bedroom, but it is a bedroom.

Your problem is perception. Buyers perceive the room as a den/dining room. Fixing this misperception is easy. Take out all the furniture that is not normally found in a bedroom and replace it with bedroom furniture.

Have your agent dig up the documentation from the county/city that proves the house is 3 bedrooms and provide that to showing agents.

Small cost for a big payoff.
