you can actually generate your own leads for less than that..

$850 ad spend on facebook alone will get you 250+ leads

not to mention, this also prevents realtors.com from selling your leads again to somebody else

if you're a pro internet marketer, you can also send them email drip campaigns

If you're still buying leads off Realtor.com or Zillow, I would highly suggest transitioning to Facebook advertising. It allows you to send automated follow-up messages seconds after a new contact inputs their information.

Since follow-up time is everything in real estate, this is very important. Plus it allows you to show personality, stay at top-of-mind and schedule appointments, showings generate new listings without being salesy

Last thing - leads are more QUALIFIED and AFFORDABLE. This may be the biggest difference maker.

I disagree with that. I find Facebook leads to be pretty cold. Just like forced registration SEO leads.

Since I posted in 2016 asking about Realtor.com I have been with them ever since. I spend a lot of money but my investment has been really good. I would only recommend these leads if you can respond instantly. Like calling them in 30 seconds or less. Otherwise dont even bother because the other agent will beat you to them. They are not magic leads, but I find them to be further in the process because they are inquiring about a specific home they have interest in. It's not forced either.

You would be better off paying for local lead generation services. We can qualify and connect you with more potential home buyers than any other network.

Yeah, and he's probably missing the mark by NOT posting in the Home Inspection Forum on this Site where he'd be more effective.

My broker just waved off all her new agents on Zillow. She was telling us a story on one of the top agents in the brokerage was dropping $1,000 a month on leads. The leads he was getting were garbage with mostly people looking at $20K-$30K properties.

She said you belong to this exclusive athletic social club in town and a Country Club don't they both have members rosters they mail out each year? The light bulb went off in his head.

My buddy has a Facebook page out of west coast of Florida and he has been doing extremely well for his first year in the business.

This is about realtor.com leads, not zillow. Right now im paying $2,800 a month for leads. Still going through my numbers but I closed 17-18 last year and my roi will be 4-5x. I only had an ISA for a couple months last year and didnt close anything because of them. Have have gotten me some appointments in December and this month so they will help me out this year.

Last year I signed up with an ISA company and they send out their numbers every quarter. I've also spoken to the owner personally on the phone a few times. I was contemplating dumping money into zillow or allocate more for r.com and looking for their advice.

Facebook leads are by far the coldest leads you can get.
Google adwords are the 2nd coldest. Anything forced registration.
Zillow/trulia had higher conversion rates by a pretty large margin
realtor.com converted higher than zillow/trulia. Not a lot but theres a difference.

Any lead source will bring you business. Facebook and seo will be significantly cheaper than buying leads from the big guys. You will need to speak with a lot more people and do a lot more follow up to convert leads into checks going that route. This is not a matter of opinion, this is a fact. For me I would rather spend more money and invest less time to get the deals im looking for. I dont want to mess with creating and managing ads and then having to sort through more cold leads. I would rather let these giant companies spend their money on bringing people in and all I need to do is convert. For me time is money and being a one man operation I do not have the time and patience to generate my own internet leads.

I have zero vested interest in any of these companies. Im a broker just like everyone else here. A one man team. If I could snap my fingers and have every MLS cut off all these sites from getting feeds I would do so in a heart beat.
