If you're selling a detached, we currently have in GTA 4 months of inventory, that means 1 in 4 detached homes sells in a month.
For towns, semis and condos MOI is down to 2-3 months of inventory.
Price and motivation is most of the reason why we can sell in this market.
What do you think?

Ps. I'm curious to see if bank of canada will raise the prime on Oct 24, most sources say they will.

Yes, I keep hearing 2 more interest rate hikes before the end of the year. That will push prices down further.

You guys have it good over there in Toronto. Don't complain! In my area here in Vancouver - there is 19 months of inventory for detached homes. Lots of my listings are expiring. If it was a hotter market I'd have made $300k instead of $200k this year.

Bank of Canada is out of touch with reality & takes action or doesn’t take action to the extremes.

When real estate prices were soaring, they did nothing! Forcing homebuyers to take out larger and larger mortgages & debt to keep up. They were claiming we were in a recession therefore stayed the course with all time low rates.

Now that they have cooled the markets, they want to continue to raise rates which will cause many homeowners and businesses un-necessary pain, grief and losses.
Costs to carry these all time high debt rates are soaring and they are taking further aggressive steps so that struggling homeowners and business will be forced to walk away from their financial obligations. Leadership is too naive and gullible and do not realize it is better to keep people in their homes & businesses so they can slowly pay down their debts over time rather than create a national financial catastrophe.
Instead, they are taking previously proven failed policy actions to create severe recessions which they will never admit too. Homeowners & businesses will not manage their huge debt loads which were forced upon them by the bank of Canada lack of action.

Now their delusional over reactions will create a severe recession where businesses will layoff, and people will lose their homes.

I hope that one day soon the media will step up to the plate and challenge government and pressure and hold them accountable so the electorate can really see how incompetent and out of touch our leadership is.

There is not one single business owner I know of that agrees with this further tightens and strangling of the money supply. The bank of Canada created these huge debt loads and now they will create huge layoffs for businesses and workers and a plethora of power of sale situations for our banks and homeowners.

Leadership needs to be removed from their ivory towers and an assertive intelligent media needs to hold them accountable and shine the light on their gross incompetence.

We need to replace the leadership at the bank of Canada.

Absolutely! The economic policies are unrealistic. Which means replacing the leadership of Canada! I'm all for that. This drunken government spending for the purpose of buying votes, both voters & lobby grps., is unsustainable. People are mostly concerned with keeping their homes, feeding their families and keeping their heads above water.
In the early 1980's, I lived thru 18% mortgage rates in Alberta, on my first home. It was awful. People were losing jobs on a regular basis, and people dipped into their depleting savings to sustain. Their kids didn't go to college or University. People literally did the midnight moves and left the house keys for the bank. Alberta had unique mortgage rules, that you were not personally liable for the mortgage. Houses were valued at less than the mortgages. One could visit the many Alberta Government trailers parked in downtown Calgary & Edmonton and flip thru huge catalogues of thousands of "properties in Foreclosure". I saw oil drilling equipment on transport trucks leaving for the US in caravans. The past Prime Minister Trudeau Sr. had energy policies that killed the western economy. Deja Vu!

Today, I'm looking for those leads that recognize that they need to sell before the debt gets unmanageable. Those are hard to find, and I'm still hearing Sellers expect to get & want to wait for the prices of 2016! Yet they don't have the money to renovate or remodel.

I guess the solution is,as it's always been....more prospecting.

i hate when i make a call to some random, leave a voicemail, and two months later, this random puts his home up for sale with another agent.

There's just no way to know who's gonna sell when they don't pick up the phone.

Yes. And in addition, knowing how to qualify a good lead, knowing how to manage your internal game at listing presentations, knowing when to shut up, when to speak and what to say when you follow up or on appointments, will make it 100%.

I knew Vancouver market was worse than Toronto but 19 months of inventory???
