My mentor is always angry that I don't ALREADY know the answers to questions that I ask--she makes her mentees cry--and now I avoid her like The Plague. So can somebody answer this? I hosted another realtor's open house this week and acquired three separate buyers from it (however, none of them wanted that house). I told these people I may be able to find pocket listings (I probably can, through my network and thru expireds). I assume these people must email me their pre-approval letters, so I don't waste my time, right? Here's the Big Question: How do I make sure they make their purchases through me? Is there a way to have them commit to using me when buying the houses I locate, and still let them use other realtors for other searches, if they wish? Is this reasonable to demand before they even see my offerings?
I'm going to have to get a mentor I can ask questions of, but in the meantime, my agency has me yoked to this one and I've been floundering. If you have any mentors to suggest, I'd like to hear. Thanks!

I'm sure there are people with better, more pc answers than me but..

1. Get a new mentor, i assume you are paying her if you ever get a closing? Talk to your broker and if there is a problem there, find a new broker IMO. If you are taking brand new agents you should be willing to at least train them in the basics. Not making them cry, there are a lot of jerks in this industry but there are a lot of awesome people too. Find them.

2. Why wouldn't you just wrap them up as buyers no matter what house, why share? Sign a buyers agency. You want to spend 20 hours showing them houses and let them offer on the 18th house they see with another agent? Nuts.
If you really want to I guess you can sign a buyers agency for every single house you show with it written in 'for 123 main street only' on each one.

You can show any house in the MLS just like others can. Maybe its different in other regions but no one here holds a house off the MLS, pocket listing is mostly just a b.s. marketing point.

how do we have licenses and go out and practice on the public like this. your mentor should be mentoring or you should get a new mentor. you are an independent contractor. you run your own business. if you dont like what is going on, dont go that way, change things. you are in control. you are in control. you are in control.

so to take this to the level of personal accountability for an independent contractor. you are not running your business in a manner that works for you and you are choosing not to know the answers to the qeustion. read, read, read and when you are done reading, read more. learn like a sponge.

i know that sounds harsh, but you ARE NOT a w-2 employee where someone else is going to hold your hand. you are 1099. learn how to RUN YOUR BUSINESS.

your success and/or failure is 110% attributed to you and only you. nobody else has responsibility for your success or failure in this business but you.
