Taking a more social, conversational approach does work. I am role playing with an agent right now who focuses on quality conversations and does very well with it.

When you think about it, people move on average every 7 years. So every 7 people that you talk to one will be moving this year. Or every 14 people that you talk to one is moving in the next 6 months. Why do we talk to 100 people and not get a lead then? Because we don’t have the rapport for them to open up with us. So yes a focus on quality definitely can work. However, it works much better when you are contacting not pure cold calls (expired, fsbo, door knocking immediately around your listing, COI (need to be asking for referrals)).

My role play partner does $700k / year just focusing on quality. He thinks I have contactitous at 100 contacts per day. But he has a massive database he calls so it makes sense for him and he calls exporeds. Whereas straight cold calls you’d waste too much time trying to have quality social conversations. And when I say social.. very rarely do I think that means talking about non-real estate stuff. It should always be connected to real estate to stay on topic.


Can you give a description of your role play partners business? does he sell x number of 150k houses
or
does he sell x number of 2 mil houses
that makes a big difference when posting 700k and if using the 700k as an example, its nice to see how he gets that
does he have staff, licensed or unlicensed and how many total?

He is in the same market as me. Sells 35 listings and 15 buyers for a total of 50 deals. Average price point is $1m. Has one unlicensed assistant.

Our fees here in western canada suck that's why his GCI seems low to you americans and eastern canadians.

7 years is the number I got from him. I've calculated our turnover at 8% which is more like every 12 years and I think more realistic. For cold calling which is generally older retired people who still have landlines, I wouldn't be surprised if it was more like every 20 years

700k divided by 50 deals is 14k per deal. thats close to double my avg check......he probably makes some higher than 14 and some lower....not bad at all. tbh, i wish i could pull 700 from only 50 deals

...he is working with an assistant...that was not stated earlier, so now it paints a clearer picture of things. the more people are on a team the more the numbers posed make sense and depict how the person operates.

and your calc is different than his. .....tbh, im just guessing, but your calc sounds pretty logical, but you see where im going with this.


in this business people always spit out big numbers but dont explain it so it paints a false picture.

i was on a website the other day that was talking about (had testimonials) agent growing their business. one guy on the front of thier site as a testimonial did 11 mil in gci....im like wow, nice....i then google him and find he owns 4 different real estate offices with x number of agents....the site did not tell me that...they painted that if i use thier produce i could make 11 mil easy...when in reality, he manages 100's of agents and is not himself in the "role" of an agent. taht wont stop a testimonial though.

i always like to dive past the first number and see how it was come up with so that i now what kind of credibility to give to the initial statement.

Yes definitely have to ask lots of questions to actually understand someone’s business model and how much they are actually netting in the end.

On another note, sales in my market last month were almost half from a year ago. 54%

Yikes!! Still selling getting deals done though

I wonder if women have different cold calling results than men do.

too bad we don't have many women on here.

I imagine women get fewer hangups because maybe guys don't want to seem rude to a sweet voice on the other line.

All I know is I get a lot of hangups.

i had a guy today ask me if i was on a fishing expedition when he picked up. (that was a first)
i asked him if he was a fish
we both laughed and i thanked him for his time after he said he was no longer interested in selling

sometimes i get the
how come all the agents are calling me now
i say, because we arent allowed to call when you have an agent and you dont have one anymore. the best way to get them to stop is to sell your house with me and move. can you meet up this week or this weekend?

pretty much anything im saying is asking for an appointment just in different words

At the end of the day you're sitting in an air conditioned room, have an auto dialer that dials for you, and a headset - much different then a guy doing construction in the 90 degree heat. What makes this work tough for some people is what happens in their heads - you can agonize over every call, every conversation,etc and torture yourself, or make your calls daily and not think much of it.
