it seems like many people are depending on costar.
has anyone used costar before? I heard that they are pricey to join.
is costar really needed for commercial real estate?
is Loopnet sufficiet enough?
is Costar worth the money lot of people are paying?

Yes on the low side to belong to both you will pay 200.00 to 300.00 a month for decent options.

If you want a Costar full scale package it will cost hundreds and hundreds of dollars maybe more a month.Some areas like California they charge more for the in Georgia where I am at so your could be over 1,000 a month.Costar before told me they charge based on the area and what state it is in.


Loopnet has set fees regardless of area. Costar is really good for data research,tenant and retail info,and leasing and selling offices and things like that.You have to be a broker to use Costar.

Loopnet is open to everyone.However as a free member you have very limited options and you can't see many properties for sale nor can many see your listings.As a premium member you get to see all the listings and everyone get's to see your listings.

The upside to Loopnet is many investors,developers,corporations,and principals view properties so you have a much better chance of double ending deals,working with direct clients,and networking with direct principals that might have other properties they need to buy or sell.

So if you are doing heavy retail,tenants and leasing,or office stuff Costar is really a must. If not you can use Loopnet to start out.

I agree with super realtor and would say start with a premium LoopNet membership.

Yeah loopnet has pretty good exposure. It's known among business owners and bankers I know, as opposed to Costar which is less well known. If your in cali check out www.orealo.com. good luck!

i've checked out the website (www.orealo.com) and all the properties popped up in southern part of california. I am located in Sacramento. do you know any other websites to search properties for sale or lease in northern california?

Here in MN, the local commercial real estate MLS of choice allows you to broadcast e-mail all member brokers a buyers needs, tenant/landlord needs, hightlight a listing, etc and I have found huge success with this tool. Are there any national services that provide a similar tool that allows you to do broadcast e-mails to the members?

The OP was asking about this 9 years ago, so likely the need has been filled, but we can hope the OP returns.

Have you used Compstak data? I haven't and I haven't heard of them, but am interested in any user reviews. Their website looks great, but that is no indicator of data reliability.

Loopnet is owned by CoStar and is soon going away. CoStar is a good starting point for data, but it is expensive.

Depending on where you are working CRE, there may be acceptable local options. In CT, there is a service called ConnComps, which gives every commercial sale in the state, but it doesn't offer lease data.

For the bigger providers like CoStar, the data is more reliable in urban areas. Most of my work now is suburban to rural, so I have to consistently find reliable data. When I was doing property tax, I lived on CoStar data.

So far though, I haven't found a 'one-size-fits-all' solution.

I have not used them but I've heard a lot of great things, they partnered with other new CRE tech companies to try to provide a different solution. If you search Google for CompStak reviews they're pretty decent.
