I own a 1977 single story 3bdrm 2ba 1975sqft brick ranch in Camden County GA. I am thinking about extending the end of my home by pushing it out 12' to give me an additional bedroom and enlarge my master bedroom from 12' wide to 24' wide. This would also enlarge the master bath from 5' wide to 9' wide and give me a walk in closet. Gable roof line would stay the same and internal ceiling would remain the same at about 8'. Does going from a 3/2 to a 4/2 add value to my home?

It may or it may not . . . . it depends a lot upon your local market conditions at the time you actually go to sell; so who knows ?

are you a Gambler, and feeling lucky ?

I recommend that HomeOwners make such changes ONLY because they'll add to the utility and enjoyment of the property by YOU . . . . not because some future unknown prospective Buyer will want it and be willing to pay more for it.

Remember, you also run the lesser risk of removing it from consideration by those who might want the smaller 3/2, and that could delay your sale.
