Hi,

I am new here. I have been looking into new investment opportunities. I really like the tax benefits of 1031 exchanges but I need to do some more reading / research to see what kind of return I will be looking at.

Does anyone have any recommendations on where I can read more about 1031's?

People don't usually buy anything with the expectation that it will have to qualify for a 1031 Tax-Deferred Exchange . . . . they usually become interested only when contemplating a sale, and are having difficulty finding a conventional local buyer for their unique property.

If you're new to the concept, then reading this IRS Summary would be interesting:

1031 Like Kind Exchanges

And follow that with a reading of IRS Publication 544.

There are CE Courses and Seminars available that go into further detail; and whole books written by people who've made a profession out of managing and coordinating 1031 Exchanges.

With nearly 30 years in this business, I've only been involved in 4 or 5 of these 1031 Exchanges and all of them required the participation of an Intermediary or Facilitator to complete the process . . . . often involving a 3rd property in at least one other State.

Just remember they're NOT Tax FREE . . . . they're Tax DEFERRED.
