I'm off to a rough start this year.. only 2 deals firmed. Done lots of market evaluations but my leads aren't hot enough so many didn't list. I've also been unlucky and lost quite a few.

I need more hot, 30-60 day leads which means MORE CONTACTS.

My market is also slowing down, these next few months are the best I'll have this year for selling listings.

I always get stuck chasing rabbit holes throughout the day that feel like work but aren't income generating. So to stop this for the next month I am now only allowed to SPEAK WITH PROSPECTS from 9am - 8pm, except for 12-1:30 where i am allowed to do other work. Any CMA prep, offer prep, paperwork, other marketing ideas, etc. must be done after 8pm, before 9am, or between 12-1:30. Exceptions are made for returning client calls, presenting offers, or showings, but not for preparing for these activities.

Today is the first day I implemented this and it worked well..

512 contacts
7.75 hours on the dialer

i find the same...its why i put my time into the people who were ready to sell yesterday.

not saying cold calling does not work, but it seems like if you are looking for the leads that will do something in the next 60 days y not ask the people who wanted to sell yesterday.

i find the same...its why i put my time into the people who were ready to sell yesterday.

not saying cold calling does not work, but it seems like if you are looking for the leads that will do something in the next 60 days y not ask the people who wanted to sell yesterday.


How far back do you go when dialing old expireds? Do you find going back 1+ years is effective? I've called 2017 so much that my pickup rates on a 3 line dialer are extremely low - tough to get more then 5 contacts an hour....looking to expand

Estate real - I dialed 2704 numbers yesterday so 19% contact ratio.

All my deals from cold calling have been 60 day leads and most listed within a week of first contact. I've found long term follow up almost useless

tbh, i had a personal record set for me for daily dials on the 6th of march....

913 dials
40 contacts
was only a 4% contact ratio...
it can change for a % ratio from person to person though......for instance, for me it only counts a contact if i have the verified home owner...if it was not a home owner that verified themself, then i dont count it as a contact .


question for you guys....do you all use the call hammer feature?

Yes I use call hammer.

FYI, MFO system considers a contact any conversation with an adult, be the owner or not. I have done transactions with someone that is the wrong number but is looking to buy or knows someone looking to sell.

That's pretty amazing....I've had immediate appointments from cold calling where they actually list within 30 days, but they're very rare.

far enough...

see what i mean though, when i talk about contacts even are going to be rated different depending who you are talking to?

for instance, i get on avg for the year a 5% contact ratio....if i counted adults, id be at 10-15% for contacts...but i only count verified homeowner for the house im calling......

so when agents give numbers you almost have to question and dissect to get an accurate picture of what they are talking about and how it compares to what you do.

I just listed another one tonight, that I first cold door knocked on Friday lol. I had a buyer for the townhouse complex.

Long term leads cause brain damage, hoping and praying they do something. I prefer to be surprised by a new listing lol

Lucky, Ronnie, any other agents in very competitive markets, do you find most of your cold call listings happen very quickly after first contact (less than 60 days) or through extended follow up?
