This is year 15 for me. I used to be very active on the forums when our market was down. I saw the market turning in 2006 so I registered with every company I possibly could which led to several years of bpo's and reo's. I made great money but was pretty burnt out towards the end. I saw our market shifting again and Fannie started cutting all of their servicing companies and knew I needed to change back to retail. I moved to a new state and have been successful for the last 5 years here.

Where i'm at now we still have low inventory which is causing multiple offers and our values are increasing at an alarming rate. This has me concerned. I feel our values are overinflated and fear the market could correct itself again. Not quite 2008 levels but definitely lose a lot of value we gained over the last few years. The builders here are not building affordable homes because the land is so expensive. Resale inventory is down which is keeping demand up. However the pay increase is not keeping up with values at all so there will be a breaking point. My home went from $265,000 to $315,000 in two years and honestly I could probably get more. I sold homes to people in the last 12 months with little or nothing down, and was able to resell their homes and they walked away with money even after all costs. Some areas have appreciated over 10% each year. Some have gone 15% or even more.

I am considering registering again with bpo/reo companies just in case our market shifts and we get more distressed sales. My question to everyone is this. What are you anticipating for real estate for 2018 and 2019? Are you planning for a shift, and if so how strong of a shift will we see? Or has your market already started?
