Thanks for posting the article. The author really worked at that analysis and it was well done.

Mike Ferry used to say that the average agent in the US did 4 sales per year. That was in 1996. It looks like nothing has changed.

What makes those numbers work for agents that sell few houses is 1) a working spouse, and 2) high-dollar average sale price.

I think the numbers usually don't work and that's why we see such a high attrition rate.
Part-time agents may hold onto their licenses for a few years but the fees will eventually discourage them.
One Caveat- I know several property managers that sell an occasional house, here or there, but making their livings as PM's.

My January numbers

Days worked: 20 (on target)
F/U Contacts: 292 (92 ahead of target)
Neighbourhood Call Contacts: 3359 (359 ahead of target)
Door knocks: 0 (60 behind target)
Leads Generated: 58 (2 behind target)
Appointments set: 14 (6 behind target)

Billable Prospecting Hours: 74.9 (5.1 behind target)

No listings taken or sales yet

All neighbourhood cold calls yes I count face to face time with a prospect as billable hours.

Trouble, donít feel that bad these arenít all qualified listing appointments. About half were just previews with leads who werenít ready to list yet but Iím getting my foot in the door early.

In super competitive markets like mine, many listings are won by simply being first to the kitchen table. There are too many realtors around who will book an appointment with your lead while you keep them at arms length with fu calls and mailers. Gotta start the relationship. Every 10 people I get on the phone who are selling for sure next 2 months, 9 of them already have realtors.

Try a Hail Mary close by offering something the others don't i.e. guaranteed sale

"I understand that, Mrs. Seller- tell me, is the other agent willing to offer a guaranteed sale so that you can move on with confidence?"

I do offer this service, at a premium commission, and control ALL aspects of the listing, including the initial list price and subsequent decreases

Lol I literally got another one of these live on mojo as I was reading your post.

I could give that a try. I always push them.. but usually softly. "Oh that's great! I'm sure you are aware that sellers in our market usually interview 2 or 3 agents to make sure they are getting the best marketing and representation. Would you be open to a second opinion on how much your home is worth?"

If they aren't responsive to that they usually have a very good relationship with the other realtor and just hangup on me

I didnt read the whole article....a little too winded for me.

Those stats are fairly consistent percentage wise year over year..
76% of agents consistently sell 0-5 homes a year. That pretty much says it all.

I have the breakdown on a chart at the office.

It seems harmless enough to have Agents that occasionally transact 2 or 3 deals and not really get involved with the business. But I feel what comes with that activity is a severe lack of professionalism and understanding of the current market conditions. These are the Agents that book showing appts. and never show up, never call to cancel the appt. or are late for appts. They have no knowledge of how to show a home promoting features, don't have knowledge of the neighbourhood, or understand neighbourhood pricing. They lack knowledge about their own listings. They dress like slobs. They don't reply to messages, because they are lazy or busy with their full time jobs etc., etc. I have been experiencing in at least 30-40% of "showings" the Agent is not showing up, or is severely late. How disrespectful to the Sellers, and we wonder why our reputation is in the sewer.

If one's real income is truly dependent on the real estate industry, a sales person has to be professional or die. I'm a great believer in a free market, but there should be more emphasis on ethics by the Broker.

does anyone outsource VAs to do cold calling?

I see on upwork they are 5$ a hour..

Lucky i would appreciate or anyone else a opinion or experience with this.
