Hello! I just started in Real Estate and I wanted to see if it is better to focus on being a listing agent or buyers agent when starting out. Obviously I am willing to work with anyone but I am talking about main focus (including marketing). What are the down sides or up sides of starting out as a buyers agent or starting out as a listing agent? Any answer is much appreciated. I hope this question doesn't sound dumb and thank you in advance for any responses!

You have only 2 kinds of clients to go get: buyers or sellers. Listings generate lots of buyers from your yard signs and your advertising, whether print or digital. Better than that, another agent can show your listings without you being there, and they can bring you an offer.

Buyers require, in almost all cases, that the buyer's agent is present for showings. That is really time-consuming.

You will find that you save time and headache by listing.

Yes; so that you have "something" to market . . . . other than yourself.

Yep, Listing Agent! But, of course, you're new so take what you can get.

I recommend looking at the listings in your office and find out which ones you would like to hold open and then ask the agent if you can do a Sunday Open House. Sometimes these agents will say they'll pay you hourly, or that whatever buyers come to you are yours to keep.

Also, ask them if they can refer you to any buyers, sellers, renters. A lot of the top agents may be turning down tons of business, so why not work those referrals and pay the referral fee.

Best if you can do both. I teamed up with an established agent that needed a buyer's agent. She gives me a steady stream of buyers and I'm also free to pursue my own listings.
I give her referral for the Buyer's she gives me but I keep my own buyers and sellers that I find.

Work the expireds by phone...even if you don't get the listing it is good experience and the Sellers can't punch you over the phone

Hi, I think you can Focus on Listing agent because they take all the responsibility to sell your property and have more experience and links in the market to sell your property in a simple and easy way.

That might sound like good solid Albama advice for some Albama Seller . . . . but this guy is an Aspiring Agent located in someplace in Nevada.

MrMajcher won't be able to transfer the responsibility off to some other Listing Agent; that will become his and that of his Broker . . . . tag, he's it !

Getting the listings is what you want. Your listings will turn into generating leads from buyers, but starting with just buyers will take up your time for many who won't get qualified or who will decide not to buy. With a listing, you can decide early on not to take it if you don't think it will sell or the sellers are not willing to sell for what it is worth. After that, the most you have to really worry about is that they'll change their minds after all that work and take it off the market, or it will end up expiring after you put a lot of time and money into it.

A buyer you may end up showing 20-30 houses just for them to buy a FSBO behind your back even after you tell them you can still work with FSBO sellers, or they'll call you to tell you they signed a lease instead of buying.
