Hope following tips will help you:

Talk with recent clients.
Look up the licensing.
Pick a winner.
Select an agent with the right credentials.
Research how long the agent has been in business.
Look at their current listings.
Ask about other houses for sale nearby.

Why sure; any self-respecting Agent should be quite willing to give you a comprehensive list, with contact information, of all of the people that they are currently dealing with . . . . I do it all the time !

Longwalk - that 'confidentiality'? It's surprising what agents will tell you that IS confidential. Perhaps I take my license too seriously, eh?

I didn't want to pile on in my initial post, but this one seemed like the goal of the whole exercise. Instead, it is the 3rd task step. I guess I have a lot to learn about finding good real estate agents. laugh

And, no, VABroker, I don't think you are over-thinking your fiduciary duties. It is what VT was pointing out in the back-up offer thread: how can I do one of these offers correctly without somebody failing in their duties to their client? That is an old problem with no resolution because of human nature.

Really . . . . you might believe that; but who's going to supply that list; and how do you distinguish between Customers and Clients ?

And many so called "reviews", if they exist at all, are self-promotional scripts, written and supplied by the Agents themselves.

For all the talk about social media presence, I still find that the gross majority of people, including me, looks to personal referrals first.

The exceptions are that out-of-area people and those looking for out-of-the-ordinary goods and services often rely on Google or social media. Fifteen years ago, those were found by looking in the yellow pages.

My, but how times have changed.

1. Some who work in your area.
2. Ask the neighbors and friends for referrals.
3. Check the agent's license.
4. Check their reputation in the market should have a proper understanding of local housing market.

if you were getting a roof on your house would you just get one est and pay?

if you were getting surgery would you just pick a doctor because your neighbor knows them or used them before?


or.....

would you possibly take into consideration the referrals, but then take it a step further and interview 2-3 people for the job (just like you would do if you were a boss, wait, you are) and pick the best so that you have an apples to apples comparison?

proximity? lol. if only the closest agent were the best right. im not saying hire an idiot who is unfamiliar, but i am saying that if you were on trail and your life or finances depended on it, would you hire the closest lawyer, or the best one that money could buy? if it cost you no more or less money to get the best lawyer from anywhere in the country with the best track record, wouldnt that be better than getting your neighbor who works part time in real estate?

proximity in zipcode might have been a big deal 20 years ago when the mls cards were delivered to the offices, but times have changed.

reviews.....just saying, i dont even have anything on zillow and if you were to meet 100 agents the statistical probability that i outsell (read, have more expeirence and no, time in the business does not equate experience) 99 of them is very high.........what im getting at is that its more than a catch headline on a blow "5 things you should do when hiring an agent" or "best 3 questions to ask your agent"...in reality....if you interview 3 you will have a side to side comparison.....i can almost guarantee that one of htem will stand out.
