So I just recently started with a broker in my home town. Very well respected broker locally, but the problem is, there isn't much of a training program. I've been here for about a week and am pretty clueless in how to get started. I had a few questions for anyone that's been in the business longer than I have.

Does anyone have any recommendations on how to get cold call leads? I signed up for rebogateway but there's hardly any phone numbers in the areas that I've looked at with them. Not sure if I'm using it right but they don't seem to offer much. Anyone have any suggestions on how to get a list of numbers? My broker says to start making 100 contacts every day with cold calling and things should pick up, but doesn't really have much to offer as to where to get those leads from lol. I was thinking about just grabbing the local white pages. Not sure if that is recommended.

How do I get contact numbers of the owners of properties that are FSBO and newly expired listings?

We are going to have a door knocking training session some time soon. So I'm looking forward to that.

Other than that, do you guys have any more recommendations in how to start out as a new agent? I'm looking to soak in as much information and knowledge as I can to help me learn the business so any ideas would be greatly appreciated! Thanks!

If you're question is how to get a list of leads for cold calls then what I can suggest if for you to utilize your MLS.

Using your MLS, generate a report showing "recent" expired/withdrawn listings. Once you have the address it'd be easy for you to get the list of names and contacts.

This will get you a "Sellers Leads List". Hope it helps. :)

I always tell my new agents "start with your sphere". Make a list of everyone you have a relationship with. It usually starts out with your Christmas card list. It is friends, family, co workers etc. Make the list organized, do it in Excel or another spreadsheet program.

Send them a short letter telling them you are now a Realtor. Include a hand written note and ask them to keep you in mind. Be sure to follow up with them every month with information. I use the Buffini program and send out the monthly item of value with a note. I love it and so do they. My business has doubled every year for the first four years. It wont happen overnight. Stay patient and keep it up.

GET OUT NOW! Find a broker that will train you properly on 1. The business side 2. How to get leads and 3. Sales.

If you stay with this broker you will be out of the business within a year.

I would recommend Cole Realty Resource to find phone numbers to make cold calls from. It is 3 or 400/yr I believe.

Past that, Expireds and FSBOs could be converted in to immediate business, these are low hanging fruit. For these, you should get a service like RedX or Vulcan where you can import the Expireds from your MLS in to the program, it then scrubs the MLS data to see if it has been re-listed and look up owner info with phone numbers. From here, you can import the data into an auto-dialer or just dial by hand.

Please take this active approach, forget Buffini. He has a more passive approach. If you only want to do 10-20 deals a year after 3-5 years, then maybe Buffini is for you. If you are looking to become a top producer in the shortest amount of time possible, then The Mike Ferry Organization is probably your best resource to get started right now. Do these things and get a slick website up and running (there are a few good ones in the 80-100/mo range) and you will be in business in no time.

Why do you need a slick website? I think that is a waste of money starting out. I think its more about making connections and selling yourself. Just my thoughts, gotta spend money and look at your ROI... Otherwise your wasting money. Most people go to Zillow- MAKE SURE TO GET REVIEWS ON ZILLOW!
