I understand that the vast majority of agents use cold calling on dialers to reach expires. I've done it here and there with only getting a few on the phone and almost had one listing from it, but then apparently a buyers agent found it in expired and put an offer in with the original agent... lost out on probably the fastest sell ever.

Anyways, has anyone emailed the owners of an expired listing? What all do you say/include in the email?

My experience is that it is usually better to just go knock on the door. Calling is OK, but expireds have told me that the only time their phone rang is when the listing expired. E-mail would seem about the same way to me.

If you e-mail, mail, or call, the principal objection to overcome is why you didn't show the house when it was listed.
If you can't answer that, you have no chance at listing the property. YMMV
