1. Your website should be built on a popular platform (Wordpress, Joomla, etc...). Otherwise, you're going to have a hard time finding a programmer for updates. Even if you find them, it will cost you a lot of money (a new platform for a programmer requires extra work to figure out how it works, etc...)

2. I would recommend not to rent your website like many realtors do. Instead, pay a company do build it (or do it yourself) and host it on your own server. That way you control your website 100%.

I agree. A lot of people need that immediate answer to their question so they turn to their mobile device. If your site is not mobile friendly they'll move to the next site.

I've got a host that I've been using since 2008. I pay $40 a month and can utilize an unlimited number of pages. I keep it pretty simple though and get the most bang for the IDX.

I am mobile friendly, but now have an app I send out for folks to search MLS properties from their phones. Much cleaner and easier to use for searches and brands me with the option to connect from every mobile view.

Yes wordpress is good, got even better with the recent updates that allow you to do cool (but still basic obviously) animations very easily. Everyone can create his own website these days.

We are working with on a new site. After modifications it will weigh in at just over 6k. They are very pricey and not too quick on the development time (we are about 3 months behind) but the site will look and function very nice I think when it is all said and done.

I made the mistake of having a developer make my first site for me. It was very expensive, around $1000, and from tracking the traffic I know, to my disappointment, that no one visits it! It's beautiful and he did a great job, but the fact is I don't need it to be as fancy as it is. If I were to go back and do it over again, I would do a quick and free site. They're so easy to set up. I've tried Wordpress in the past and found it very difficult, but Weebly is super simple. You can have a site up and running, free, within 2 hours tops. Eventually you can add IDX if you want. I understand it's not as SEO friendly as some other solutions out there, but if you are just starting out its a great first solution until you actually NEED something more robust.

I have unlimited hosting from GoDaddy for my MMA gym so my 5 real estate websites only cost me a few dollars a year for the URLs. I use WordPress but I am looking to have a professional website made real soon. The IDX feeds and such are a pain to set up.

No matter how nice your website is or how much you spend to have it made, you sell have to pay someone to take care of the SEO, maintenance, writing blogs if you want your site to show up on the first page. Just having a site isn't going to do anything for you.
