Hi all,

I'm creating software for real estate agents to create 360 panoramic virtual tours with their smartphone. We're looking for real estate agents to work with to post their listings online.

I also have a few questions I hope all you experts can help me answer.

1. Are virtual tours popular? From what I've read, it's been around for awhile but I have never seen a property that uses it. Most virtual tours are actually just slide shows...

2. Why or why wouldn't you use this technology? Too hard to create? Too costly? Poor user experience?

3. Can 360 virtual tools be used from a buyer's perspective? For example, agents can offer a service to visit properties on their behalf and create this virtual tours for a charge.

I'm sure it could help, but if you have professional photos then that's all you really need.

We only did virtual tours to make the sellers happy.

Are they very expensive?

Are you talking about the professional photos or virtual tours? Normal virtual tours where you just upload your photos and put music, etc. isn't expensive at all. I used to use www.BuildATour.com

If you're talking about the professional photos then it can get expensive. But, if it sells the house, then it's all worth it. I've seen house photos from the $100 range into the high $200 range and more (usually depends on the size of the house).

I was thinking the virtual tours where you can navigate through the house and see complete 360+ degree views of the house including looking down and up.

We find the 360 are good for the right properties or the right view. They are not a replacement for good photos, but work well as a supplement. They are excellent at showing off a view. They also do a good job if showing the layout of a house. However, they are not for every listing.

I just bought that camera too! I'll upload some pictures soon but to answer Jason's question this is very inexpensive to do... You can use google street view app on android/ios to take the pictures, here's an example below. My question is is the quality acceptable to realtors?

We still see them being used. I think if you make it easy to use with an app, agents will use them on all types of properties.

Yes demand for them in NY is pretty good - keeps us busy, around 30% of our image bookings have 360 shots included.

The quality of that was not very good. The stitching was very, very bad and camera placement poor.

I think they're pretty easy to create, if you're using something like Photosphere with your phone (with a good camera) they end up looking pretty good plus it guarantees that search engines will be able to find them. Many old school 360 tours are done on Flash which is terrible for SEO.

The new Samsung Gear 360 is great, it has high resolution and it's also pretty easy to use. The only downside is that it only works with Android devices.

I've seen some agents use virtual tours but I'm a little too impatient to sit there while a tour runs (takes too much time). Some buyers may like virtual tours but I prefer pulling up all the photos into one view versus individually looking at each photo from a listing. My MLS allows 30 pics to be uploaded and I try to use additional views to show the 'connection' to each room (i.e., you're in the living room but in the distance you can see where the dining room is in relation to the living room, then from the dining room view, I try to show the kitchen in the background, etc.). Many agents don't even use the full 30 photos and a lot only have 10 photos if even that many! I don't doubt a lot of the better agents would use it just to please the sellers' demands; but, there are some homes, even as much as you try to persuade a seller to de-clutter, remove items, clean up, etc., it's embarrassing enough just to take photos. A virtual tour would just double the mess you'd see in those homes! I'd consider 360 tour if inexpensive and a seller demanded it but they've got to compromise on cleaning up their side of the act also.

i agree... buyers don't really care about virtual tours..

there are some cases where they just want to buy for an investment..then that's when a VT comes into play

I know of a realtor that does virtual tours with his phone/Dig Camera and it is pretty good. I like how it takes you through the Property. He says he gets good conversion when he presents videos so might be worth having it in your arsenal. All I can say is try a few and if you get good conversion than use it.
