I've been pretty active on Twitter for years, but only because I enjoy it, I can't say that I've actually generated any business because of my activity or account.

I have a pretty good following on Twitter, but low engagement. I need to focus my posts better. Any advice?

@TRENDS Tony - No leads yet from those 3000 followers, but I figure it is a fee way to improve my brand recognition. I also use it to promote my Facebook group and local business directory.

These guys have a killer channel on youtube. Definitely worth checking out. Yes they want you to buy their program, but they offer a TON of free knowledge in their videos. Here's all they have uploaded about getting leads from Twitter:

Just copy and paste in browser.

Great tips, here are a few more twitter tips I've learned from my Social Media consultant.

1. Try creating relationships. Don't SELL. That's the main concept behind social media marketing. To build rapport.

2. Add images. Post with images produce higher engagement and click throughs.

3. Create a culture. Give your brand personality and find your ANGLE.

4. Follow your competitors following. And in 3-5 days wash away everyone who didn't follow you back with tools such as manage filter, or crowdfire.

5. Get a list of at least 3-5 competitor account and keep it saved in a document so it's easy to access everytime you repeat this process.

There are a lot more pointers, but these are good to begin with.

Good luck!

Of course. The relevancy and usefulness of your post is playing a big role to make engagement and Business conversions. Post every content at most of your best quality. It will be re-tweeted to thousands of thousand pages automatically.

I'm just getting started with Twitter. From what I can tell the first step is to follow a lot of people that share your interests

Twitter is actually one of the best tools you can use to get started. You can easily search for users that are tweeting about buying a house, like their tweets and who knows, they may msg you back with a question.

Real estate agents are using social media to provide details of new properties available for sale or rent to their followers. If any of the follower is aware about any person who need it then he can transfer it to them.

It's great for communicating but honestly your time would be better spent on LinkedIn or advertising on facebook. Just my 2 cents.

Thank you for the information. I need some work on my Twitter too. I get follows, but most of them are SEO related followers. They don't spam me though.

Good for you. We really do want to avoid spammers. There are also a lot of ways aside from Twitter to help boost sales. Since you may have a website, you may want to do blogs which are on point, especially for first-time homeowners.

I have not really ever sold anything via twitter but I have made friends and got lots of traffic at times from it. I have lots of followers but that and a dollar will get you a cup of coffee...

I've sold 2 homes thru Twitter connections

Blaring random real estate facts doesn't work - you gotta be yourself (if you're a good person that is of course) plus a rare random real estate tweet.

Give out lots of hearts to locals. I swear people act like a heart costs money and they're stingy af with them. It makes ppl feel good to get a heart so go out and make people feel good.

Your daily goal is to hand out 10 local hearts to your followers every day and join "team followback" - just follow everyone who follows you plus some more

Twitter is a cocktail party - join the conversation and add something amusing or helpful. It's called social media not blare random facts and your advertisement media.

Celebrate their newborn babies, anniversaries, new jobs with a supportive comment; sympathize with their pain like when their pet dies or they ruin their carpet with spilt nail polish etc.

Aim for your tweets to get at least 2-3 likes and if you're not getting many likes in a week, it shows that ppl aren't resonating with your message and they're not supporting you in return for your earlier support of them...cuz you did support them, right?

I tend to use Twitter more for enjoyment than business. I usually use Facebook and YouTube for more lead generation efforts.
