MY HUSBAND AND I ARE RAMPING UP OUR REAL ESTATE CAREER IN AN AREA WHERE WE DON'T HAVE A VERY LARGE SOI. WE BOTH HAVE SALES AND MARKETING BACKGROUNDS AND HE HAS EXPERIENCE IN REAL ESTATE ALREADY. OUR MLS IS HUGE, WE COULD DRIVE 6 HOURS FROM END TO END AND STILL NOT REACH THE BOUNDARIES OF IT. WE ARE USING REDX FOR COLD CALL PROSPECTING OF EXPIREDS AND FSBO'S. I AM STRUGGLING WITH HOW BIG TO MAKE OUR RADIUS. HOW FAR WOULD YOU DRIVE FOR A PRE-LISTING OR LISTING APPOINTMENT?

Howdy!!!

Where about in Florida? My dad just moved from Fort Lauderdale/Weston back up to VA Beach.

Hmmm... That's a tough question to answer. It's like asking someone how big of a yard do they want and they say, "I want a big yard." Well, what's big?? Big to me is a few acres. But to some, a quarter of an acre is big, and to others... .10 acre was big, and to others 5 acres is big.

I've traveled an hour and 15 minutes to sell a house... but that's me.

You have to figure out how far are you willing to travel. If you want to travel 2 hours for a listing appointment then go for it.

Hi David, and thanks for the reply. We are in the Tampa Bay area. I was thinking along the lines of 1.5 to 2 hrs so I'm glad you affirmed that. We have lots of time right now, so my feeling is we might as well take advantage of the large MLS area.

My husband lived in the Weston area a few years back too. :)

Nice! My one aunt has family who lives in the Tampa Bay area.

I loved it in Weston! Beautiful out there, and right by the Everglades.

Regards to the radius... you may get a listing appointment 2 hours away, go on it, and then decide 2 hours is way to far. But, nothing ventured nothing gained, so you're better off just going for it and tweaking as you go.

I must chime in. I make 200 contacts per day. Driving anywhere more than 30 minutes in traffic is a poor use of time.

Thanks for the reply, Lucky. I couldn't find anything about this in your famous thread. :)
I've used a 30 mile radius and don't come up with enough leads to even keep me busy calling for an hour. Since we are a team of two and still building, I'm thinking we can afford to expand the radius some, at least for now.

Also, thanks for the others chiming in. I agree, nothing ventured, nothing gained. I love how the answers are all over the board. I guess we each have to just figure out what works for us. I will stop second guessing myself now.
