You heard it here first, fellow Superstar Agents!

The USPS is offering a $50 & $100 postage credit for first time EDDM (Every Door Direct Mail) users!

I've been using EDDM for a few years now and I highly recommend it. I just can't believe the USPS isn't offering anything to their heavy hitters (example: me) any kind of credit. Maybe I should just create a new account...

Anyhow, if you've always wanted to try EDDM but never have, now is your chance!! And, if you'd like, post your draft postcard here before mailing so we can critique it for you. :-)

I think EDDM is a great way to go if you are going to do mailers. I love that you can pick income demographics, and isolate a specific area. Cheap too!

Oh yeah!!!

How can you beat 17.5 cents postage? Plus, all the postcards have to be oversized, so no tiny postcards that will get lost with the mix.

David...how do you utilize the EDDM?

What I mean is, what parameters do you use to choose your target areas / customers?

I've read how you use 3D mailings for Expireds, what do you use for the EDDM?

We find neighborhoods we want to farm (certain price range, area we work in, etc.). We then go on the USPS website under EDDM and pick the routes that are associated with that neighborhood (some routes go off to other streets that we don't want to farm, but we don't have a choice).

As for what we put on the postcards when we mail... we do Just Listed / Just Sold, but also include a testimonial and an offer to get a complimentary copy of our Home Seller's Guide.

Thanks, David...I looked at the USPS web site, regarding the EDDM, and the various routes that can be chosen. I see how some of the routes seem to go off in random directions.

When you send out Just Listed / Just Sold postcards, are they showing your listings and sales, or anyone's listing and sales that happen to be in the area you are farming?

Just our listings or houses we sold.

You'd have to check your rules, but you could always pick the farm area, and show all the Active, Contingent, Pending, and Sold listings in that neighborhood.

Usually about twice a month, sometimes more.

We average 1,160 per mailing... and get between 0-6 responses per mailing. Usually, we get more responses when we mail to a new area for the first time... then it trickles down to 0-2.

But the more you mail to an area offering the same thing, over time it becomes less effective (that's why when you mail to a new area for the first time the response is usually higher).

Once a neighborhood has been saturated, and your response rate plummets, do you do anything to rejuvenate that area?

We'll take off the home seller's guide for a little bit, but we keep mailing to the same area.

Like... before the time change, we sent out a Fall Postcard and how to prepare your home for winter.

It's all about keeping your name in front of your prospects and offering useful information. Be different than everyone else.

We used EDDM for areas we've never done business in, but were fishing for houses for our buyers, which got us listings.

If you don't have any listings or buyers, but want to start farming a new area I would suggest offering a home seller's guide. You can also create a monthly real estate report and say what's happening in the neighborhood (current listings, sales, etc.).

Also, be creative and stand out from the crowd.
