Hi All,

I usually don't do open houses but i am going to start. I was wondering if other agents advertise their open houses? (and how they do it??) Right now im just going to put out an "open house" yard sign and some "open house" directional signs at the close street insersections. I appreciate your advice very much.

Back in "The Day" our local newspaper would have a whole section of 3-5 pages for open houses and I would advertise at $50.00 a spot. Now we don't even have a real estate section in the paper.

If I do an open house now I just throw up some signs...kind of depends on your area/traffic and cost too. Try without advertising and then with if you don't get any success. Open houses are kind of like fishing too...some days will be beautiful and you get no bites and then another day will be kind of average and you catch a monster on the first cast....in over 15 years I still haven't figured out the buyer lunar cycle.

My MLS syndicates it's listings through a 3rd party called Listhub. They send it to ~75 websites where the listing is advertised at websites such as Zillow.com, Trulia.com, and Realtor.com

In the MLS listing input area there is a section where you can put in the date and times of open houses. This information goes through the syndication to these websites so buyers can see them on the listings.

The only advertising we ever did was online. We'd put it on the MLS and it would automatically feed to all the websites.

When we did advertise in the paper, we always asked how people heard from us and they would say online or saw our sign.

So, I say... as long as your MLS feeds to other sites, put the open house on the MLS and use the signs and you'll be good to go.

Also, if it's in a desirable area people will come.

All the local companies in my area still advertise open houses in Friday's newspaper. Now that I think about it and see some of the other responses, I'm going to see why that is. Probably because "that's the way it's always been done." Compared to 5-6 years ago, though, there is very little print advertising. Probably won't be long. You might try it for the first one, though, just to see what kind of response you get, if any. If it's not too expensive.

We advertise our Open Houses on line and occasionally I will walk the neighborhood leaving flyers.
(I tend to do this more in July the January) eek
