There are no shortage of ways to market your lstings to agents without calling them. Not only will these not be an annoyance to your peers, they will probably be more effective.
Does your region have any FB groups? We have many that are specific to our area. We have board meetings, happy hours, too many networking functions to count. Any of those opportunities would be more effective than calling agents to market your listings.

Make sure your listing is as complete as is possible. This sounds easy but few agents do it.

Buy a wide angle lens camera.

Make sure you have any possible buyer questions pre-answered and the paperwork to back it up already in your file on in the mls. ie. insurance costs, permits, expenses, age of mechanicals etc.

Make sure you know how to negotiate a deal. This is the most important thing you can do. There is nothing worse than having a good offer die because the listing agent does not know how to handle their seller.

In short, make it easy and painless for a buyer agent to sell your listing and they will want to sell more of your listings. The word gets around.

Marketing is always a package deal without a single silver bullet.

It amazes me how many agents don't make their listings as complete as possible. Especially when you have a condo and don't put the condos name in the subdivision/complex field. Makes it difficult to find.
