to pitch your listing and keep your listing at the top of their minds.

If you check your MLS, you can discover who the best buyers agents are and pitch your listing by phone. I'd imagine email alone would get buried.

or do you stick to email only?

I have never heard of any agents doing that here. Honestly, I already get the email listings, those go straight to my kill file. I really hope agents do not start doing this here, I can not imagine any other agent stopping what they are doing to hear about another agents listing. No thanks, your mileage may vary.

Understand now...don't do it and nobody in our board does...would be calling myself on the 6th call.

btw...I am on the Do Not Call List and could I turn you in if you cold called me? This is a serious question even though I would never do this to a Realtor

You don't have to use the term "Cold Calling" to do that, just look them up and dial their number from the MLS! It's not a Cold Call.

But most normal people rely on a daily "Hotsheet" from the MLS that alerts agents to new listings and changes. Reading it is just part of the job.

And email is just fine (within reason); but I have had to put some agents permanently into my "Junk Mail" because they insist on sending everyone an email notification everytime they have a new listing, get a price change, schedule an open house, or have an urge to pick their nose.

I have other things to do.

I suppose the DNC would not apply if your number is listed on the MLS, and you are considered a business.

Also, turning someone in will only give them a warning or nothing at all. I read that the FTC doesn't really enforce the DNC in many cases. Agents are smallfry

I called it "cold" because you may not know the agent.

Your post is the exact reason why I started this thread.

People have better things to do, email gets spam foldered, and I imagine good listings get forgotten.

So I wondered if it's common to make a 'courtesy call' asking if they have a buyer.

After all, our job is really to market to other agents. I am in a big office, and I noticed that other office's flyers go unnoticed. It's very passive.

We don't call agents.

Agents in our office will hear about new listings at the Tuesday meetings, during the Broker's Opens, and we send out an email to the other agents in our area.

We also check out hotsheets everyday.

Regards to the DNC list, business to business is exempt.

But if you don't have a buyer for a house at that moment, do you bury it, or do you keep it on your list?

If listing agents weren't constantly looking for buyers beyond the week that the house is hot, wouldn't that be passive wait 'n see, which is what bad agents do?

A month later, your listing gets stale. You don't remind any agents at all? or do you all do your own prospecting?

Our MLS uses Innovia and you can set up a prospect with a listing cart which has all of their criteria...new listings, price reductions. or "tweaking" a listing will cause it to be automatically be emailed out to the clients and update their listing cart.
I try to keep 6 or so "hot" buyers and personally contact them more often than my "warm" buyers...although I can't remember names and dates well I have a darn good memory regarding homes on the market and sale prices

This is a good way to make sure no one ever answers or returns your phone calls.

When an agent gets a buyer is when that agent starts to look for properties for that buyer.

Without a buyer your call will be wasting their time, not to mention insulting in that you are implying they don't know how to do their job without your help.

^^^ This. I get so many junk calls that are related to our industry. Currently, we have over 20,000 active listings in this county. If a very small fraction of agents started doing this, it would be an absolute nightmare. I can not imagine one agent that I know being receptive to having their day interrupted by one of their peers selling his listing.
Very ineffective marketing, annoying and a way to get on all of your peers bad side.

Lousy idea. Especially given that we already have the information you are calling about.

There are no shortage of ways to market your lstings to agents without calling them. Not only will these not be an annoyance to your peers, they will probably be more effective.
Does your region have any FB groups? We have many that are specific to our area. We have board meetings, happy hours, too many networking functions to count. Any of those opportunities would be more effective than calling agents to market your listings.

Make sure your listing is as complete as is possible. This sounds easy but few agents do it.

Buy a wide angle lens camera.

Make sure you have any possible buyer questions pre-answered and the paperwork to back it up already in your file on in the mls. ie. insurance costs, permits, expenses, age of mechanicals etc.

Make sure you know how to negotiate a deal. This is the most important thing you can do. There is nothing worse than having a good offer die because the listing agent does not know how to handle their seller.

In short, make it easy and painless for a buyer agent to sell your listing and they will want to sell more of your listings. The word gets around.

Marketing is always a package deal without a single silver bullet.

It amazes me how many agents don't make their listings as complete as possible. Especially when you have a condo and don't put the condos name in the subdivision/complex field. Makes it difficult to find.
