Do any of the particular pieces in the 3d step work better for you? i.e. trash can vs message in a bottle vs bank bag?

What kind of sales pitch letters are you using?

Bank bag and trash cans work the best. It was a lot of work for the message in the bottles (probably because I handwrote everything... ugh), so maybe if I had the sales letter typed the message in the bottles would have worked better.

I use the 3D mail in the last step of a 3 step sequence. For the sales letters I go over the home seller's guide I sent to the expireds, and what they'll get when listing.

For the trash can I use a headline "Don't Throw Away This Opportunity To Get Your House Sold."

Bank Bag is "When We Sell Your House You're Going To Need This Bank Bag To Take All Of Your Money To The Bank."

People love 'em!

bank bag sounds very memorable.

you don't need to handwrite anything when there are fonts that look like handwriting. Would save a ton of time.

So you are no longer using something lumpy in the 2nd step of the mailing? I seem to recall reading that you were sending rubics cubes in the second step.

Is the bank bag similar in mailing cost as the trash can?

Very true! I liked handwriting for the message in a bottle, but it was too much work. Handwriting fonts are definitely the way to go.

Correct. The second step has the same info (sales letter, home seller's guide, and Reviews) except it's now mailed in a fake "Rush Priority Express" envelope. Saves over a dollar per mailing and looks better than the brown envelopes with the Rubik's cube.

Bank bags costs the same in postage as the trash cans. First Class Parcels up to 3 ounces are currently $2.32 to mail. I've never gone over 2.7 ounces.

How much is the cost to send the fake rush priority envelopes? Are you getting any call backs after the rush envelope but before the 3d mailer?

Right now postage is $1.19 for the fake "Rush Priority Express" envelopes at 1.3 ounces.

When I was mailing the Rubik's cube I never got a call until the third step. When I switched to the fake envelopes I started to get responses before I ever mailed out the third step, though the third step still yields the best response.

Have you ever thought about skipping the 2nd step and jumping straight to the bank bag , since that is the best response?

gitmonee, the problem with skipping the second step and going straight for the bank bag is I send the home seller's guide in the second step, and there is know way it would fit in the bank bag.

I do get responses now with the rush priority express envelopes (and when I do I don't send out the third step), but it's not as much as the bank bags. If there was a way for them to fit in the bank bag I would definitely try it.

Plus, the post card (first step) and home seller's guide (second step) builds up to the bank bag / trash can (third step).

fdegree, let's take this week for example (October 6 - 10, I don't check expired listings on Saturday or Sunday).

Any expired listings I see come through this week will be sent out the next day. So, if a listing expires tomorrow I send out the postcard and the sellers should get it Tuesday or Wednesday. I do this throughout the week, so Tuesday's expires get postcards on Wednesday, etc.

Then, the next Tuesday (October 14) I send out the home seller guides to everyone I sent the postcard to (sometimes I get postcards back because they were undeliverable or when I search the MLS the house was re-listed, so, obviously, I don't sent to them).

I then wait one full week, and on Tuesday, October 28, I send the final step (bank bag or mini trash can). Again, I check the MLS to make sure none of the houses have re-listed, and if they do I take them off the list.

I've noticed most sellers either re-list right away or wait awhile before re-listing.

I've been mailing stress balls in the second step to make my envelope lumpy. No response yet, but then again I've only just started and have barely done 40 or so mailings. Ran out of stress balls, have some more on the way. I may change it up with the rush envelopes as you have noted David. Saves on postage and generates calls earlier.
