Gotta ask opinion of this. Today I went to the home of an expired listing. There was nobody home, so I left my envelope in the door. There was already an envelope there, obviously from another agent.
I didn't take the other agent's envelope, choosing to leave mine in addition. I just feel it isn't right, and you never know if somehow the homeowner will eventually find out that it was taken. I don't want to be known as the snake.

My envelope was high quality linen stock and not a plain number 10 like the other, so I think mine stands out in comparison. Who knows how many more will be left during the course of the day.

I've never run across this before. How do you handle this?

I am going to swing back there later in the afternoon just to see if my materials remain.

In competitive areas, especially with the industry as it is now-- with a bunch of new agents entering the field-- expect people to play dirty.

When I first got started, and knowing I was going to make a career out of this for myself, I made the commitment to myself to always take the high road. So you need to decide if you want to get your guns and stick to them... or not. :)

I was in a CE class (probably not Ethics!) where we were told to pick up the cards of other agents who had shown a property. That was years ago when I first got started--I still don't do it--just seems creepy.

Taking envelopes is nothing.

In some parts of Philly, buyers who want to offer on a property sometimes hang on to the key to the home so no one else can get in and compete with them. Now THAT sucks.

I would not take it.

What if that first agent calls (or stops by again) and talks to the homeowner and says: "hey, did you get my letter?" and the owner says "no, but I got one from Agent Smith". Now that first agent knows you most likely took their stuff.

Not a good situation to be in.

As far as taking keys from the lockbox--I have seen that on a bunch of REO listings. It's just bad integrity.

Your license could be suspended or even taken away for practicing some of those shady techniques.

And on the issue of taking business cards of other showing agents: 1) if it's a vacant home, there's no reason to leave a card anyway. So it's a moot point since no owner will see them. 2) if it's occupied, you better leave those there in case something is missing or stolen from the home. That's the point if leaving a card.

My guess would be the other agent. Just to be clear, I've been on the side of the agent burned by missing keys, not the taker of such keys. Frankly, it really ticks me off.

I took materials left behind only once: on a home already listed by my company. Did it for two reasons. One, I saw no need for this stupid agent to get into trouble for actively soliciting a listing with a sign in front (that's just dumb). Two, I was curious about what the message was inside. They had been stuffed into screen door handles, and obviously hand delivered (no addresses on envelopes).

I thought that handing over LockBox Codes (or worse yet, the keys themselves) to a Buyer was a violation of MLS Rules most places.

Since when has violating the rules stopped most people? NOT thst I am condoning it, but it does not surprise me how few agents in Philadelphia are Realtors vs. agents from the 'burbs.
