Hello everybody, I have a lot of international customers who are looking for short term rentals. These are people who come to the country once or twice a year and they want to stay between 3-60 days at a time. I'm a new agent and I'm not fully familiar with FlexMLS yet, but I've been checking out the rental section for properties. My question is this: what parameters should I use to search for short term rentals? Would I even find that short of a term type of properties on the MLS or is there a better way to find out this information?
I tried the search option but didn't see anything related to this specific subject.
If anybody has any experience with this or any ideas on how to find season rentals, please let me know.
Christmas is around the corner almost and lots of people are starting to plan their getaways.

Around here, most Owners seeking short-term vacationers tend to use www.CyberRentals.com to satisfy their need for Tenants, usually without the assistance of an Agent.

Now from a business point of view, wouldn't I be able to rent a property under a LLC i own and then sublease the property to any of those international customers? Given that the property owner agrees to it, of course.
Is there any guidelines that would prevent me from doing that? Anybody knows?

I doubt that you could create enough of a margin to make it worth your while.

You lease for re-lease, and you absorb the cost of any period of vacancy; plus there's an expense associated with handling rental deposits, cancellations, key management, checking for damages, return of security deposits, clean-out and freshening up in between tenants . . . . the cost of little things like that which can eat you alive.

It isn't something that can be done safely from a distance . . . . at least not by someone like me. Maybe you ?

Well my idea is mostly contacting the owner of 3 different properties advertised on any of these websites and also contact my International customers, and be the 3rd party negotiator. I would rent the property, for the same time length that a customer requires, under my LLC (with property owner approval) and then increase the rate a bit to my customers and sublease it to them. My profit is not too much on the actual rate increase but more on the exchange rate. I'm aware this is not a niche that will make me rich but given the number of people looking for this type of getaways, it might become profitable in the long run.
Any opinions are always welcome.

That's a possibility, but I'm not counting on it too much since they're advertising by owner in the first place, I don't lose anything by asking, this is a plan B if needed

A personal property website is a good way to promote your property. In practice it can be done very inexpensively.
And pay attention that a Facebook page could be a nice way to interact with your guests and keep in touch with them after they leave. And this way of advertising is absolutely free.
