Hello Everyone,

I just joined the forum after lurking for a while. The reason for my post is because I did not find a thread specifically about how to target FSBOs, scripts, tactics, etc.

My broker told me to use the old: "I have lots of buyers in your area..." but that did not yield the results I wanted because what I want is in fact the listing.

I am comfortable in my listing presentations, what I am more specifically looking for is how to get them to a listing presentation, i.e. overcoming the hesitations to list and convincing them to hear me out, either via call or door knocking (whatever contact info I have)

When I use the "I have lots of buyers" they say "okay, we are fine with 3%, just not with 6%", which then automatically leads me to think it's not worth it talking to them because they will say no anyways.

Thanks Raquel! Those are some good scripts. For some reason, I have this fear that FSBOs will 'bite my head off', but I'm gonna go and give these a try.

I cold call so I'll give you a few tips: some people will bite your head off, some people will hang up on you, and some people will turn into clients. Remember that it's all a numbers game.

yea that's true and I'm trying to tell myself that. I'm not sure if it's the fact that my area is so competitive or what else, but I haven't had any success with cold calling or door knocking so far.

I'm not ready to give up yet but I wonder what it takes.

"It takes 12 no's to get 1 yes." In a competitive or slow area, it might take 18 or 24 no's to get your yes.

Maybe you should mix it up a little with expireds, old expireds, NOD's, and FSBO's.

Thanks Vermont, Yes Stephanie NOD is Notice of Default. The usually end up being a short sale listing. I was just trying to add that focusing on FSBO only may be limiting. Mix it up with the other types and do the 5-5-10. Five houses on each side of the target and 10 houses on the other side of the street. Twenty houses around 5 targets will give you 100 plus. Good Luck.

Stefanie what are the FSBO'S and Expireds telling you? Why aren't you getting appointments with these two groups? With great respect to you, you should be getting at least 10% results with FSBO'S and Expireds. I did over 80 short sales in California and I would NOT recommend you going after that. In Feb, of this year I was with over 300 agents in South Florida and they were saying there are plenty of sellers with equity to be had. You might need just a SMALL adjusted in your skills to book your wanted or needed appointments. What do your role-play partners tell you? Think about this, master FSBO'S and Expireds and You Will Be The Master Agent. Become a Master Salesperson, most agents should be ashamed of themselves ... they suck!!! What are you gonna do?

I think it takes time to get the right skills to get appointments with FSBO'S.Besides with the current low inventory the competition to get appointments with FSBO'S might be high in some locations.
