OK. I guess I don't see how a you tube video is going to drive more leads to a home. It just seems like, if someone wanted to see a home, they would visit the home. I would think that HD pics are the big piece while HD videos would be a waste of money.

Bill, there are a few ways video can help. You can get them ranked in Google so anyone searching for terms like "3 bedroom home is Los Angeles" will see your video. From there they can contact you to see the property. Over 90% of people looking for homes begin on the internet so this is a big advantage.

Or you can put QR codes linking to video tours of the homes on your for sale signs. This allows people to see the home without you even being there.

The biggest advantage is getting leads, but not just leads...powerful leads. If someone wants to see the house in person after watching a video tour you know they are VERY interested. Also, video tours help save you time by weeding out people who are not really interested. By allowing them to see the inside of the house without you being there you can weed out people who are not interested.

Bill, I have been actively using my youtube and updating since last Summer and I have gotten two referrals from agents who found me there. I also got an investor client who now frequently uses me from youtube. People don't think of youutbe as a search enginge, but that's essentially all it really is. The same search parameters in which people find/see you on google, will be the same for youtube.

YouTube is a great tool, combine it with Facebook, engage the seller and your immediate network and you could have a great way to do low cost marketing of your listings and encourage new clients to list or buy with you.

YouTube is cool but I use something that, in my view, is much better.

It's a free video app called Realiv (https://itunes.apple.com/us/app/realiv/id865672734?mt=8 on the app store).

The good stuff about that app is that I can do mobile videos of the duration that I want (like 1 hour if I want or more LOL) and I show the property either live to my prospective buyer (the buyer just clicks a link I send them through the app and watches my tour and talks to me live for free, it's just one click for my buyer, super easy) or later since the app also saves the video tour if I want. Good stuff.

Generally, I used the archived home tour to engage new prospects over the social networks (primarily on facebook and twitter). It's really cool and I hope the app remains free for a long time.

The other cool stuff is that although I can do super long videos, nothing is saved to my iPhone, it's on the "cloud" as everybody says these days. So this allows me to not compromise on my personal stuff (like I don't have to delete my children's pictures to make room for my customers videos that I use to post on YouTube in the past).

Have you had any similar experiences with other apps?
