I don't think enough is said for online marketing including social media and advertising on Google, Bing, Kijiii, etc. What have you guys found to be the most effective means of affordable Internet marketing?

I cant say one way is the most effective. I believe using all the major social media platforms and any other form of internet marketing will help you to both market and maximize SEO.

Social media is a great way to get your foot in the door so to speak. Pretty much, most marketing will work - even door knocking, if you put the right person to work on it.

Leverage LinkedIn, Pinterest and GPlus for social media. FB and Twitter are fine but the 3 aforementioned sites are great for posting images and networking.

Any way that you can advertise who you are that prospects can find themselves, is a good thing. This simple change means that they find you, instead of you having to promote yourself works. Especially, when you have new listings. Prospects see that this is news, and will click your link to see what they like.

It doesn't take too long, either to advertise your [url=http://www.joefayner.com]Westside Real Estate[/url]online, when you get accustomed to the routine.

I've used Facebook ads to some degree. Cost me about $150 for 65 likes on a page. Pretty expensive.

I've generated business from social media by posting about my listings and closings. I post every time I list a property, and I post a pic or video of happy clients after a closing. This is in addition to the social/friendly stuff I may post about. I've never tried paid advertising on sites, and I don't see the need to.

Sounds like a great strategy. Always like to see what others are doing on social media as it's evolving so quickly.

Here is the best way to get leads using the internet! Create a Free Report, educating you buyers on how to chose a great Realtor. Give it away in exchange for for their name and email. Once you do this follow up with them, via, email educating them on the buying and selling process. It would help if you could do a series of videos on your blog to build the trust factor. That way the buyers will be calling you, for the simple fact they will believe that know you.

We use mostly offline marketing that directs leads to our website. Also, a lot of leads contact us directly by email or phone.

Hi David,

You say that you mostly use offline marketing and that most of your leads contact you through email or phone, which makes sense given that you don't focus on online marketing..... But, do you feel that if you stepped up your online marketing, you'd see a good return?

Possibly. We do get leads from Angie's list. But, we like to concentrate on offline marketing. It seems everyone is turning to the online word and forgetting about the offline world, which leaves a lot of business for us.

The USPS is the BEST marketing tool ever. Fortunately, most agents feel it's too expense, but our ROI is incredible!

Just to give you an example, we spent $310.59 on 573 postcards ($12.63 for paper, $34.38 for printer, and $263.58 for first class postage) and received over $16,900 in total commission. We also have leads on the back burner from this mailing. Not too shabby.

Also, the USPS has Every Door Direct Mail which costs 16 cents for huge postcards. We use this tool as well.

Very interesting. You don't hear much from agents about offline marketing anymore because, as you say, there's such a focus online. As there should be, in my opinion but, if your offline tactics are working that well for you that's great!
