I had these questions come up on BPO recently and they just seem stupid. I mean it can be really hard to put in to words why you didn't pick certain comps. It is so subjective. Seriously what if you had 30 comps to choose from and they want you describe each one and why you didn't select it.

1. If there were sales or listings available which were similar to the subject and were not selected please describe each and comment on why they were not chosen. (please be detailed)

2. How was your search for comps conducted and how were relevant sales/listings identified? (please be detailed).

Are we now surreptitiously training people in other countries on how we do BPO's.

Just me rant for the moment.

Now they want un-comps too? I most disliked un sold comp 1 since it was NOTHING like the subject. It was located in another town. My bestest least favorite un-listing is the land listing I did not choose in the same subdivision as the subject. I did not choose it since it did not have a house on it, while the subject DOES have a house on it.

I guarantee that is the purpose of these questions.

With technology as it is today i.e. google earth, people in other countries will be doing your neighborhood bpo. Despite the fact one of the most important reasons for using a local agent is because of their knowledge of the neighborhood trends that no tech can provide.

BPO's, AVM's or Overseas Price Opionions are all the same.

A serious antedote to this junk is to exclude your listings from certain internet exposure. We have the option of 4 internet exclusions on all of our listings. I allow all, except one. I always exclude internet AVM. I think this is critical.


The next step is getting the MLS systems to default to an exclude position, then have agents have to opt in to AVM.
