Hi all;

I have a criminal record for PC-211 on my record (2nd degree robbery). It is 10 years old and there are no other convictions.

Is this a deal killer? I am in California.

Thanks for any advice.

Was this PC-211 conviction an Armed Robbery; which would automatically make it a Felony ?

It would appear that California may still re-consider your criminal history, and the possibility that, based upon the length of time that has passed (10 years), you may have been re-habilitated; so I would discuss the matter with them.

Here's a relevant page from their Website which may give you some hope:

Help Avoid DENIAL of Your License Application

And that page has another link on it which allows you to contact the DRE Enforcement Division with your questions.

Hi; thanks for the advice. PC-211 is a felony no matter what. It was not armed, there was actually no use of force but there was a threat (A threat by itself is considered robbery). Since it was my first and only offense I was given a very lenient sentence, 6 months youth intervention.

The person I spoke to at enforcement gave no hints of my chances and said it's all handled case by case. I did a search here and it seems others have been denied for much less than me but we'll see. I'm hoping someone else can chime in with similar experiences with the California DRE.

Are you Really serious about real estate? Vermont is right, it's been 10 years, it's NOT a death sentence. Find the "Right" attorney for help if your are wondering or just be honest on the questionaire and go for it! I have a California lic and know of some who have had a record too and were able to obtain a real estate license.

First petition the court of conviction for expungement or if it was juvenile for it to be sealed.
Second disclose fully on the application because they will find out.
Third it is a case by case basis and hopefully you have been doing positive and constructive things since then.

Good Luck
