If this takes off I imagine we will have to learn the tips and tricks, just like we had to with SEO, probably nothing scary, just something new.

What continues to surprise me is the thought that somehow the tech has changed the buying process. It may be easier for us and the buyer, but the cycle still has the same basic steps. Yes we need to keep up with all the different ways to reach a buyer or seller, and every day there are new ways. So far the game hasn't changed, we have just modified the rules.

for now. this google thing isn't really THAT big a deal - but following the logical progression of data distribution and monetization... it could be.

this is just another reason why the referral process should be reformed to determine the difference between a "referral" and a "lead".

I completely agree, If we have the tech in place to send information when people are most likely to want it like this thing does, then we have the tech to rank and qualify the leads.

If a lead has searched mortgages and lots of similar homes, than they are likely stronger than the one that has searched one house and a bunch of luxury cars. But I suppose if your trying to get me to pay for the leads you would want me to think they are all good.

Reform is needed, in more areas than just referrals. We saw a lot of changes early in the last decade. I would have thought that we would have been in a much different place right now, but I think the housing crisis stalled and maybe reversed a lot of our businesses evolution.

This program could be great, but its not likely to bring about the structural changes we need to see in our business.

I wonder what (if any) plans Google and Zillow have for those of us who are outside of the US? Will Zillow go international or will Google link up with other sites in other locations? Or maybe they will just ignore us altogether.

I think anything that promotes 3rd party NON-licensed real estate agents is a shame.

There is no need to go through what essentially amounts a middleman that leeches off the blood of agents.....but agents seem determined to forced Z (or T) into the mix by syndicating listings to them....so they can pay to make Venture Capitalists rich.

It's cheaper and more truthful to let our clients and general public know that Zillow's home values are often wrong and that listings are often out-dated and presented by someone who's never seen the house.

Zillow ain't nothing without us Realtors making it important by allowing MLS syndication (which is WRONG and needs to STOP) and by advertising on it.

Wow - Google + Zillow and Homes.com + Realtor.com + Trulia.com = A whole new game if those providing the listings don't wake up.

I remember when our friends at Google promised to keep providing us little guys an equal footing with the big guys - which the big guys then were the franchises - now Zillow, Trulia, and Realtor.com will simply dominate the SERPS and make it harder and more costly for Mom & Pop to survive.

Google - please make it so the Mom and Pop real estate companies have a chance to be highly ranked above the GIANTS again.

Otherwise - we will truly be order takers - we will need to pay for the GIANTS for the leads the listings we provide them for free generate.

Seems like all the little guys must be sleeping not to see we are creating the problem.

I am not cut out to say - 'Would you like a Large order of Fries with that?' - maybe more like 'Welcome to Wally World - do you need any help with anything Mam?' frown
