How would you value this? I was contacted by a developer who said he has a shovel ready project (55+ community - 85 units total consisting of 7 buildings on +/- 5 acres) with all muni approvals in place that he would like to sell. Currently, they have 25 sale deposits with full contracts. How would you go about analyzing this deal to come up with a number?

I would have to know what the developer wants.

Are they looking for an equity partner to help finish them out??

A payoff to the existing loan to get more capital to finish the project??

How much time they would need to have everything liquidated so the developer can move on to new projects or put more effort onto other ongoing projects.

Just too many variables that affect things.The pricing will vary depending on the multiple factors and exit time line.
