Curiosity hit me. If one was to build for example a 200 unit apt complex is it possible to also approve a convenience store to be built within the community?

Usually it's not in the community but maybe a parcel at the main road of the project.

If this was being built together it's a mixed use development project.

Usually an apartment owner of that size does not want a gas station in or near the complex because of litigation and environmental issues down the road.

Wasn't that the standard concept for the typical metropolitan high-rise apartment building originally? To allow:

The ground floors to be devoted to general commercial activities;

The mezzanine to be devoted to quasi-public establishments like beauty parlors and barber shops;

The 3rd and 4th floors devoted to by-appointment professional offices; and

All upper floors to private apartment dwellings; capped with,

The most exclusive, most private Pent-House Apartments ?

Every high-rise I ever saw always had a C-store, and a dry cleaners. The really nice ones had bars and restaurants. Those buildings were huge, 500-1000 units or more, and they had a lot of foot traffic on the street level.

The suburban model is a little different though, A c-store inside a rental community would have limited access and visibility. 200 units would be too small of a market to make it plausible, and little or no foot traffic.
