Has anyone ever tried this? I'm going to target a few subdivisions in a particular area and I think this is a much more efficient way of doing it. I took a sample of the deed dates of the active and under contract homes in the area and the average home has been owned for right at 6 years.

Anyone ever tried this?

I have thought about doing this before, but found that it was less expensive to just bulk mail an area rather than do the research and target specific homes.

Would be interested to learn your results of this marketing effort.

You can probably get a list for free from your title company or mortgage company. Direct mail works only when it's consistent. You'll need to mail one a month (or at least once a quarter) for at least a year to see a return on your investment. Typical response rates are often less than 1%, meaning if you mail 1,000 people regularly over the course of a year, you can expect about 10 to respond to the mailer at some point.
