^^ it sounds to me that the over-priced potential listing and the wishy-washy buyers are the type who can't say "no" to salespeople but they meant no so they're being difficult.

now try using the sold script,..

and hoping you did some reasearch first
is the market you targeting
full of renters?
mostly homeowners?
is it a transient market with high turnover
meaning people move every 3-5 years..?

if not you are flying blind...

Your problem is simple, you havent knocked on enough doors.
When you hit a hot one all hell will break loose.

Same deal with guys who dig holes in the ground for diamonds
it takes a immense effort to uncover a gem but when you find
one YOU WILL KNOW.

that's a good point, but I find that we have few tools to get turnover info.

My MLS subsribes to realist data, which has a 'neighborhood profile' where you can get info on absentee owners vs. owner occupied, giving a rough percentage of renters and owners as a result.

However, how would one find out the average home sale turnover?

Doesn't your MLS keep the statistics for past years? Most homes sell through the mls. It might require you to do the research yourself but the data is there.

To find out what neighborhoods have a lot of renters just drive around and look at the yards. Owner occupied houses have flower gardens and will be cleaner, tidier, and just better kept than those occupied by renters.

Title reps in my area offer farming information/statistics including sales turnover to their agents.

here is my criteria for picking areas..

look in the mls see what are the nearest towns selling the most
look at the average price point in those towns
look at the renter vs homeowner ratio

then i use infousa.com to get even more data

how many are homeowners
who owned 3-10 years
between ages of 24-54
this is the most moving section

you can even drill further right?

presence of a kid under 2 years old..

i could do a ultra targeted campaign if i want..

"are you a area homeowner,..with kids looking to move up?
Have you owned your home at least 3-7 yeears..find out what your home is worth today..etc
