warning..do not just use open house and floor time..
in my market all agents do those 2 activities..
heres the result..out of 17,000 agents..
40% of them didnt do 1 single deal this year...
i dont like those odds,,,...
those are the most passive forms in our business...
in a business losing 10% of its agents in the first 12 months..
I wouldnt stake my livelihood on those methods..
just my 2 cents...

Linden- it's like all systems- getting the numbers/ responses you need/want.

For some people- open houses isn't what they want to do and they'll work whatever plan they're working that works for them and that's great and others will just be a weekend activity along with other systems: expireds, fsbo's, cold calling, sphere etc. and that's great- but there are people out there, that will do 30 in 30 days and use the open house to market themselves, the property, to sellers around the listings and of course face to face and they're working it to get results not house sit.

If someone shows up at an open house to just hand out flyers and doesn't have a dialog that's effective, it's no different from someone cold calling expecting buyer's and sellers to say " so glad you called, come sell my house " without asking the right questions/dialog. Will the caller eventually luck out? Sure they will. Will the buyer/seller show up at an open house on occasion and say " come list my house please", it happens but it's all the business you get or don't get between those lightening strikes that make a system successful for the agent or not.

Linden,

My mothers buddy left the country to follow a man to Cape Town.
Things didn't work out and she returned 2 years later. She restarted her carrier at age 58 with open houses in the high
end. It took her three years to build her gross to were our
fearless warrior Lucky is. These were open houses in the 900 -1,8 million areas. She works day and night seven days a week.

And she grosses more than you and me and Crazy all combined.
If Mike Fery could marry her he could retire but he would never see her.

Lucky lucks out often enough and gets hit by lighting on a regular bassis, of course there is a price.. I guess we are comparing quantitative vs qualitative, both work but for your
high end the qualitative would be the preffered method.

Hunter - well said.

There are great systems and coaching on:
cold calls
door knocking
expiered
fsbo's
open house
farming
internet
mass mail outs
etc.

If an agent prefers one over the other and they get results- that's awesome. I've tried the above at one time or another and know there are great coaches out there that can teach a person, if they need coaching, how to up their game and make money . I believe in coaching but you have to commit yourself/ not just your money or it's a waste of time.

This thread made me go through boxes and gather up coaching cd/s, "videos" lol, "cassette tapes" lol, of programs that are still in biz that coach and I'm going to revisit some of them and at least listen again to the programs I invested thousands and thousands in over the years. Unfortunately, the best coach that I referred to above, Lorna, doesn't do audio materials and I'll have to read through her info.

The woman you referred to with the great success sounds like her problem is a "time mgmt" issue that we all can struggle with regardless of the biz model we choose. What a great story- I love to hear about the underdog that makes a come back.

In my old office , we'd do annual retreats and one year they did a T shirt and surprised us with it to wear at the retreat-
mine had the words " comeback kid" on it...it would be appropriate to wear that shirt now smile

Ha, like you I got hit by a Tsunami. Major humbling experience for 6.2, strong guy who has led a charmed life. This might in the long run be healthy for me. I'm still absorbing what happened but not meditating on it. The Japanese have a saying
"If you fall down 7 times get up 8 times"

To me the bottom line is you have to "REALLY TO WANT IT" and the rest will fall in place. My dad made a ton of money with his own
business but the drving force was some form of inferiority
complex that would wake him up in the morning at 5am with
fear in his stomach and he would work till 8am and then have
a shower and then keep going till 11pm seven days a week.
He was the number one golfer in his country as a teen.
On the green at 6am every morning before high school.


Like you I have a bookshelf of material that I return to for a variety of reasons and always gain something. To be honest it
would take me a life time to implement all these incredible ideas.

Crazy,

I got your PM, you used a term Winner that means zippo to me.
This lady used open houses and hard work to get up on a wave.
Once up on the wave she never stopped surfing.

Our leader on this forum also jumped up on a wave and chose
not to stay on it for personal reasons.

It takes a lot to get up on a big wave but few stay up there,
it takes immense focus. My wife just finished top of all her class's in college, her daily routine would make you feel ill, she did this all year long and we were not active socially.

My original mentor would laugh at us his response is
"I'm just doing more of the basics consistanly" and his name isn't "Lucky".

I actually have 12, possibly 13 deals in the hopper right now all at various stages -oops, only 11 possibly 12 as I closed one today.

I don't have as much forum time during this time of year as others. I am working more than I wanted to cause I can't bring myself to pass up on the income. smirk I even tried to take last week end off and couldn't...kept getting calls and deals negotiated.

Sounds like a load of crap, I know. LOL. But my real info is here in the signature and anyone is welcome to call my broker and check up on me. I be BUSY!!!!!!!

Had one humdinger, great opportunity for my buyer, I never did that before...1st full day on the market my buyer sees it, calls me, we go look at it, he makes a full price cash offer...which was immediately accepted, and today we closed. It was sweet. laugh

yeah i only talk about stuff that put money in my pocket..
everything else to me is theory...
i tried like branding with cute recipe cards, glossy newsletters, open houses, floortime..my first 6 months in the business...
never made a single penny...got a coach (craig proctor)
within 90 days had 11 listings..and 6 pendings...
I have 8 in escrow,( lost 4 deals,) closed 3 in the last 30-60 days..all internet leads..buyer side.
drove traffic to my website, converted to lead, followed up by phone to book an appointment, did a buyer presentation..showed them property, got them sold...
again, i never made a penny from open houses or floor time, or branding...i did that my first 6 months in the business...
never did it since..that was 4 years ago...
as for refferals, I need to do a better job, 1 of my 3 deals was a referral from a past client,..i send monthly updates to..items of value..
check this my largest commission all year and the best buyer ever..
bought a $550,000 unit at trump towers..builder..pay 4% commission,
$22,000 check from that referral and he only saw 8 homes..
6 new construction developments...all in 2 weeks...
Like I said I only talk about stuff that has actually put money in my pocket..
