I am new to the business, I have been a realtor for less than 3 months and I am ready to start cold calling expired listings and try to get myself some listings.

I want some advice on the following:

What approach should I use when calling an expired listing?

What should I say?

Should I ask for a face to face appointment?

Any other tips, pointers and advice would be greatly appreciated!

All of my expireds are on the Do Not Call list. Check out Borino for expireds.

In my province it is against the privacy act to call expireds. You have to knock on the door and act link it is by accident:)

If you are serious about working expired listings, I would highly recommend Borino's X-Plus system. He'll give you all the material you need to contact expireds. Mailers, dialogs, frequency of contacts, everything you need to know to succeed.

If you're going to prospect expired listings you will need to start your day early.

Calling is the easiest way to reach lots and lots of expired listings.

Your goal is definitely to set up a face to face interview with the seller.

It's much easier to set up an appointment with an expired if you're the first to speak with them and if you wait to long they will already have been contacted by numerous other agents.

I generally start out by introducing myself and then telling them that I noticed that the listing on their property has expired. At this point I simply ask them if they're still interested in selling their home.

If they are I ask them if they've considered interviewing any other agents to sell their home.

If they're not interested in selling I generally attempt to determine their reason for selling in the first place and if selling seems likely to be in their best interests (in this market), I will do a little arm twisting.

Some guys will really go extremes to get sellers to reconsider the decision to not sell (if this is your thing you should look into Mike Ferry). I personally just ask them if they wouldn't mind if I put them in my database and if it would be o.k. to call them when the market turns around.
