Brand new agent here with an open house question.

Have you ever had a homeless person or an obvious tweaker wanders into your open house? What did you do? What would you do?

It's never happened to me but I haven't been serving food or beverages at my opens.

So this is just a hypothetical situation ?

I've never even been tempted to conduct an Open House anywhere near a Food Shelf or a Homeless Shelter . . . . so my experience is null in this area (and will remain so).

That sounds like a market opportunity that I'm prepared to miss out on.

I guess I'd pack a rod or hire Armed Security; but Good Luck to you !

I don't do many Open Houses; but in questionable areas, I always have two people on site . . . . and the same holds true if the property looks like it's worth being cased by crooks, regardless of the neighborhood.

The only thing I ever had disappear from an Open House was a winning Lottery Ticket which was attached to the refrigerator door, and the Owner suspected his Wife of having taken it when she left with a new Lover she found on FaceBook.

Very interesting questions, and it has never happened to me. I guess if you're worried about homeless people walking into your open house then you may want to scout new areas to sell in.

Only once did I host an Open House . . . . where food was supplied.

It was 1992, and we advertised a Farm in several local papers; put out all kinds of directional signs; strung carnival flags and balloons; the Owner made a couple gallon Pitcher of Punch, an Urn of Coffee, and laid out plates of hors d'oeuvres and her own personally baked goods.

We sat there for 2 or 3 hours, and the only people to show were two elderly Brothers who grew up in the place when their Father farmed it . . . . they enjoyed seeing how the place had changed over the prior decades. I guess I was happy for them.

Luckily no homeless . . . . still, never did that again !

The same reason I don't throw parties... what if no one shows up? It is incredibly hot here during the summer so, maybe an ice chest full of bottled water, but I don't think I would go any further than that.

I've read of realtors doing wine and cheese or other such items. I'd be worried about stains on the sellers carpet or other tragedies.

We'd have that at Brokers Only Opens, where we'd also conduct an MLS or REALTORŪ Business Meeting, just to make sure at least someone from each Agency had viewed the property . . . . and it would make the HomeOwner feel good too; but that 2nd issue is still a problem in case some Agent(s) get snockered after too many sips.

We only ever supplied food at Broker's Opens. And, if few agents showed up then we ate very well for the next few days. haha
