Hi everybody, I have a client who is looking to rent an apartment or townhouse but she wants it already furnished in the Miami area. In the area she's looking for there are only 2 furnished properties and about 60 unfurnished ones. These 2 properties are very picky about their tenants so they might not work out.
My plan is to find her a place a little bit cheaper than what she wants to pay furnished, and arrange to have the place furnished for her, so that the monthly rent on the property and the furniture will equal her initial total monthly budget.
Are there companies that do this? furnishing a home and you just pay monthly? or did I hit a dead end with this client? She's only staying in the country for 1 year so she's not interested in buying any furniture at all, and she doesn't really want to go to a Rent-a-center and start picking stuff one by one either.
Any recommendations?

Is she an actual "client" (as in you having a contractual relationship with her) . . . . or is she just a Customer ?

In the first case, you should have known about this problem.

In the second, I'd let her go to a motel for a long term rental.

In either case, you're going to earn every penny of any rental commission you "might" receive. Good luck.

She's actually a customer from my country, a referral from another client. She contacted me actually last friday to tell me she's flying in today and she needs a place by this coming weekend. She's interested in a 3br property, so motel would not be an option. She's staying a year so my commission would be just based on the yearly rent, nothing else, but because of her economic status, she can be a good referral of clients looking to do the same as her.

Then I suppose that you'd better work to get her to sign on with you as a real "Client" just in order to get paid by her . . . . unless you already have some Listed Rentals lined up, where the LandLord will provide the compensation.

Furnishing an apartment can be a bit tricky for many reasons. Usually apartments are small, often there is a tight budget to contend with, and on top of all this there might be restrictions in your lease on what you can and can't do.

There are absolutely services that will allow you to rent furniture, but it could end up being extremely pricey. She might ultimately be better using the money she saves to buy some second hand furniture she can leave behind.

Agreed with everyone else, renting furniture is generally pretty expensive, to the tune of $500 or so a month for a 2 bedroom for even mediocre level stuff

Its quit expensive to first rent a property and secondly hire any company to get it furnished so the most suitable and cheaper way is to buy some second hand furniture.
