Hello, I guess I enjoy punishing myself.. LOL...

I did 4 short sales lately and 2 closed, one got rejected and one is on the market. I'd like to try some more. What is the best website to get the names of owners just entering default? I understand I may have to pay a subscription; that's fine. I'm looking for the most reliable and cost effective website.

If anyone could help I'd appreciate it.

Here in TX, there is no way to know. I don't know of any site you could get information like this.

This varies by state and you need to be intimately familiar with your foreclosure statutes and timelines.

You need tolearn if you are in a judicial,or non-judicial state first.

Some have both like GA but in my state judicial is rarely used to just clear up title issues.

In judicial states a notice of "lis pendens" a legal notice will be filed with the clerk of court.Sometimes states also require lenders servicers to record a copy of mortgage accleration letters when they are a few months behind.

In states that are non-judicial some states require a notice of default be filed with the clerk of court while others do not.

The problem with LISTS is not the cost but the fact that once you have the list SO DOES EVERYONE ELSE!

At that point attorneys want them to file bk,mortgage brokers want them to refinance,investors want to buy there house,and broker/agents want to list there house.

If no legal notice or default is available running small classified ads is a good way to get people in default or facing it early in the process to list with you before others.

I did short sales for 3 years and it's all about GETTING TO THEM FIRST FOR THE BUSINESS.

In my area the title company emails me a list every week for free. They pay for the service, and they compile it and send it to anyone who will ask for it. The info is very detailed, too. They send defaults and trustee sale notices. Our defaults are recorded at the county so the info is a matter of public record.

Here in Nevada, it is recorded on title when a default notice is filed. Usually it is around the 3rd missed mortgage payment for my area. We can find if a property is in default by going onto the county's recorder's website. It shows everything that is recorded on title.

I wish there was an easier way to find these people prior to them getting a default recorded on their title. I can't imagine many brokers chasing these though, due to these transactions being extremely difficult. More business for me!

I like realty trac (http://www.realtytrac.com/). You can search for free by area and then see if the street name is mentioned. Or you can pay more for additional details. The website is nationwide so it will work for any area.

I would Google public notices for your state. Then find out which newspaper posts public notices, check their online edition and see what's available there for free first before investing in these paid sites. Granted, it might be a little late for you to realize any real benefit, but it might be worth a try.

In my area, there is a service called the Daily Transcript. They record every real property transaction, NOD and election to sell, recording of liens, marriage licenses, death certificates, civil judgments - EVERYTHING! I think it is $35 a month, but my broker pays for it, so I'm not certain.

Of course, you could check the paper.

Most foreclosure websites are not known for their accuracy, they put properties in their database from the mandatory print notices, then don't take them off if they are sold or redeemed. I had a client show me his foreclosure site, I knew for a fact that about 25% of the houses on that site were no longer in default, that number would have been a lot higher if we'd gone through all of them. But if you were strictly checked for new properties every day, I am certain that would be more accurate.
