You should see the pro-formas commercial sellers base there asking price on sometimes..LAUGHABLE!

Of course they paint the best case scenario with NO RISK.

It's always about whether the seller is realistic or in la,la land.

The $36,500 is a grant that does not have to be repaid.
You can use it on many properties down there. This is the 2nd round of funds. Check it our yourself.

Ulch good luck to you. I just bought a foreclosed quad that needs work for 3,000. It sold for 280,000 back in 2005.

Those are the kind of deals I like where I can wholesale to anyone for 50 cents on the dollar and move to the next.

For the deals that are out there yours is minimal. Try new investors in investment clubs as they don't know how to find the deals.
